This position is also responsible for quality control, purchasing and supply management, budgeting, Risk Management, and personnel administration.\nKey Responsibilities Include:\nOperate and/or ensures proper performance of HVAC, electrical, plumbing, carpentry, dry walling, exterior structural and appliances\nDevelop and supervise the daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy and appraising work performance\nComplete maintenance requests as indicated by leasing staff, adhering to all emergency and privacy guidelines\nInspects apartments before and after move-in and move-outs, as well as after the apartment has been turned\nPerforms property inspections on a regular basis in order to maintain cleanliness and identify problems\nInspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired\nUnder Manager’s direction, negotiates and manages service & maintenance contracts to ensure cost effectiveness and quality service. Obtains bids from outside contractors as well as oversees contractor work for completeness.\nPrepares, executes, and monitors maintenance budget and ensures expense control\nReviews, prepares, and submits property invoices accurately and in accordance with established guidelines.\nCommunicates with manager regarding the overall maintenance function at the property\nEnsures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents\nManage building access systems.\nSets up and maintains daily log of work completed by all maintenance staff.\nEstablishes and complies with comprehensive program to ensure all equipment is inspected, tested, lubricated, adjusted, etc., regularly and as frequently as recommended by manufacturer\nWhat We're Looking For:\nHVAC Certification required\nEPA Universal Certification, or EPA Type I & II required\n3-5+ years of multifamily maintenance experience, including supervisory or lead maintenance experience preferred\nStrong technical knowledge of HVAC, electrical, plumbing, appliance repair, carpentry, drywall, and general building systems\nProven experience leading, training, and developing maintenance teams\nExperience managing vendors, service contracts, and maintenance budgets\nStrong understanding of preventative maintenance programs and asset preservation\nExceptional customer service and communication skills\nAbility to prioritize and manage multiple projects in a fast-paced environment\nCPO Certification preferred or required where applicable\nValid driver's license, automobile insurance, and reliable transportation required\nThis position requires a positive, self-motivated professional who possesses good communication skills and enjoys working with people.
