Our mission is to ensure that every older adult has the opportunity to live a full life of connection and purpose in a dynamic, supportive environment.\nPosition summary\nThe Maintenance Mechanic III (MM III) will be responsible for the efficient operation, maintenance, security, and administration of the physical facilities and grounds, ensuring they are safe, clean, and attractive at all times. The MM III will serve as the maintenance team leader, assigning work to other maintenance staff and ensuring that work orders and turnovers are completed on time and in accordance with industry standards. The MM III will supervise, coach, and evaluate the other maintenance staff.\nThe MM III will participate in maintenance activities, conduct periodic inspections of the physical plant, mechanical systems, and grounds, and maintain maintenance records in compliance with 2Life standards and government regulations. The MM III will purchase and control the maintenance inventory to minimize waste and prevent theft. The MM III will oversee facility security, including key control, security equipment maintenance, and parking lot use. The MM III will report on the status of the physical facilities to the Executive Director and make recommendations for resolving problems and providing improvements to the facility.\nThis position will oversee maintenance at two 2Life Communities properties: Golda Meir House and Leland House.\nESSENTIAL JOB FUNCTIONS\nSupervise, coach, and evaluate the maintenance staff and contractors\n\nComply with 2Life standards and HUD, Spectrum, and other regulatory agency standards\n\nInteract with residents in a sensitive manner and promptly report any concerns\n\nEstablish and maintain an inventory management system for all equipment, tools, and maintenance supplies\n\nDevelop specifications for hiring contractors and participate in bid procurement\n\nPrepare purchase orders for the Executive Director’s approval\n\nAssist the Executive Director in preparing the annual budget and controlling costs\n\nPerform or delegate mechanical tasks and repairs\n\nEstablish and maintain preventive maintenance schedules\n\nConduct routine and annual inspections of the entire property; maintain building systems and grounds\n\nEnsure that vacant units are prepared for re-rental\n\nResponsible for the monthly and annual pest control inspections and follow-up treatment\n\nEnsure that there is a staff person on-site 24/7, able to address emergencies\n\nParticipate in snow removal activities, certifying that the walkways and lots are clear\n\nReport any accident, injury, or safety concerns to the Director of Facilities/Executive Director and complete incident reports immediately\n\nProvide emergency and Back-up Mechanic coverage as assigned\n\nMaintain equipment in commercial kitchens in proper working order\n\nWork with on-site construction superintendents and/or 2Life construction project management to provide information and resolve any building operations/maintenance issues arising from construction activity\n\nWork with the 2Life Senior Manager of Safety and Security on Life Safety and Hazardous Communications programs and documentation\n\nKNOWLEDGE, SKILLS & ABILITIES\nMinimum of three years of experience as a superintendent or supervisor in a residential building\n\nKnowledge of OSHA regulations\n\nProficiency in computer software\n\nHVAC certificate required\n\nKnowledge of elevators and high-rise building systems a must\n\nWorking knowledge of high-efficiency boilers, heating plants, plumbing, heating, blacksmithing, and electrical systems\n\nKnowledge of Green Initiatives\n\nExperience with or ability to learn geothermal and photovoltaic systems\n\nAbility to plan, create, and utilize organized task management and communication tools\n\nAbility to obtain Hoisting License, drive Bobcat, Ventrac\n\nLEED certification desirable\n\nSUPERVISORY RESPONSIBILITY\nSupervises Maintenance Team\n\nOversees the work of outside service technicians\n\nWORKING CONDITIONS/PHYSICAL DEMANDS\nAbility to frequently lift and/or move objects weighing up to 50 pounds\n\nAbility to safely use hand and power tools\n\nWhile performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc\n\nAbility to work outdoors in winter conditions\n\nAbility to work in an environment under construction (noise, dust, etc.)\n\nQualified candidates are strongly encouraged to apply here\nBeyond the Paycheck: Why You’ll Love Working Here:\nWe don’t just offer a job; we invest in your entire life.
