Management may assign or reassign duties and responsibilities to this job at any time due to reasonable accommodation or other reasons.\nRegularly inspects company equipment, buildings and property; oversees maintenance of property including but not limited to offices, public areas, and equipment through implementation of preventive maintenance program.\nAbility to troubleshoot maintenance issues prior to contacting vendors/contractors.\nEnsures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.\nCapable of organizing and executing tenant improvements and special projects (i.e.- reading blueprints, staging).\nOversees maintenance of organization’s physical operations including but not limited to heating, ventilation and air conditioning, plumbing, and electric systems.\nPositive and prompt response to work order requests from building\nSupport Business Manager in the selection of contract services, vendor negotiation of service agreements and monitoring of vendor/contractor performance.\nMonitors and maintains proper inventory levels and purchases necessary supplies within approved budget limits.\nEnsures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and\nManage department expenses within approved budget\nPerforms other duties as assigned by\nRespond to after hour emergencies\nQualifications\nQUALIFICATIONS:\nTwo to four years related experience or equivalent\nKnowledge of ventilation/air conditioning, heating, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.\nUnderstanding of city and state building codes, OSHA requirements, and ADA\nAbility to manage priorities and workflow\nWillingness to work within constantly changing priorities\nUnderstanding of Microsoft Office Products\nStrong interpersonal\nAbility to deal effectively with a diversity of individuals at all organizational\nGood judgment with the ability to make timely and sound decisions\nAbility to understand any and all safety requirements and cautions\nAbility to perform the physical labor necessary\nPHYSICAL REQUIREMENTS:\nWhile performing the duties of this job, the employee is frequently required to do the following:\nLift and carry up to 50\nBending, stooping, climbing may be required\nAble to shovel snow, if necessary\nUse ladders and\nMove furniture, materials, and\nWork overtime, if necessary for the completion of a task or project\nValid driver's license\nCoordinate multiple tasks simultaneously\nWe will only employ those eligible to work in the United States.
