Here, you go.\nJob Summary\nThis position leads real estate transactions and related activities to enable and support 3M business units worldwide. The selected candidate provides insight and direction to senior finance, corporate and divisional management with respect to the financial statement impact of complex and diverse real estate transactions proposed by 3M business units and local country subsidiaries. As part of the Real Estate Department Operating Committee, this position is directly involved in the determination of the direction, priorities and resource alignment of the Real Estate Department and is accountable for the results associated within assigned responsibilities.\nResponsibilities\nMember of the RE Dept. Op. Committee\nImplement RE Dept. programs and procedures Develop and implement department priorities\nQuantify and analyze alternatives and deliver recommendations, including analytical support, to BU, financial and exec. mgmt. as part of the RE decision making process.\nManage large and complex RE projects and implement global RE strategy.\nTeam with 3M RE and non-RE professionals to manage 3M RE assets with environmental constraints or other unique qualities.\nRepresent the RE Dept on individual merger, acquisition, and divestiture projects\nComplete due diligence and valuation analysis associated with projects\nFormulate contract negotiating points and assist RE counsel in contract negotiation\nSupport the integration and post-closing activities. \nProvide support and counsel with respect to RE sites that are specialized in use, zoning, environmental conditions or have increased visibility in the community.\nDevelop processes to ensure that data is properly collected, maintained, and reported.\nIdentify opportunities and initiate actions to improve dept. and corp. RE processes.\nParticipate in cross-functional teams to drive process improvements in corp. initiatives.\nBasic Qualifications\nA bachelor’s degree in real estate, finance, or business or engineering, supply chain, etc\n5-10 years of experience in complex real estate work\nFive (5) or more years' experience across multiple asset classes; manufacturing, distribution, warehouse, office, office, and others.\nPreferred Qualifications\nAn advanced degree in real estate, business, and/or finance\nUnderstanding of 3M structure, organization, and business culture\nProficient with Microsoft Word & Excel, Financial Modeling in land planning practices and permitting of mines and/or other large-scale industrial projects\nExperience with SAP\nExperience with Real Estate database management\nExperience at large, matrixed company\nExperience in AI application within Real Estate space\nAble to independently manage a large volume of varied and complex RE projects\nAble to model, package and communicate the financial statement as well as business impact of RE decisions\nExperience with real estate finance, debt structuring, land planning & zoning laws\nExcellent communication skills\nExperience with RE or construction project management and negotiation\nEffectively manage relationships inside and outside of the RE department\nKnowledge of RE leasing, purchase and sale transactions and title issues\nExperience with environmental issues, including common remediation practices\nApplied knowledge of international RE practices in leasing and buying/selling RE\nProven ability to manage people and/or complex RE processes\nLocation:\nThis role follows an on-site working model, requiring the employee to work at least four days a week at the 3M Center in Maplewood, MN or other local 3M office\nMaplewood, MN, Austin TX or Bracknell, UK\nTravel: May include up to 40%\nRelocation Assistance: May be authorized\nMust be legally authorized to work in country of employment without sponsorship for employment visa status (e.g., H1B status).\nSupporting Your Well-being\n3M offers many programs to help you live your best life - both physically and financially.
