Ensure that the goals and objectives of each project are accomplished on schedule and within budget. As a vital member of our team, we require an individual who can quickly assume responsibility, take charge of projects, and meet 41 North Contractors’ standards. Project values cumulatively $8M plus annually.\nWHAT YOU WILL BE DOING (The Job in Detail)\nDuties of Managing Projects\nAttend hand-off meeting with Director of Operations and Estimating team\nReview client - 41 North contract\nReview client project manual and requirements\nConfirm any oddities (schedule, safety, reporting, job project management)\nAttend estimating to operations formal turn over meetings.\nSet by Director of Operations\nReview project with assigned superintendent.\nReview and maintain master project schedule\nBuy subcontractors out - LOIs - Contracts - SOWs\nSend LOIs\nReview scopes with superintendents before issuing\nEliminate scope of work gaps\nContracts out and executed\nTracking and Follow-up\nInternal documents for projects\nCoordinates with project coordinator and superintendent on internal documents.\nConfirm project insurance requirements with client and project coordinator.\nSubmittal logs\nFor clients and architects (internal and client).\nReview Procore Access\nJob cost and CO logs completed\nContinual updates\nContinual tracking\nSafety plans and insurance tracking and follow up.\nInternal coordination with accounting team for financial payment and documentation.\nClient projects documents.\nOAC agendas and minutes\nAgendas no less than 24 hours before meeting\nMinutes / recaps no more than 48 hours after meeting.\nSubmittal logs, submittals, and submittal packages\nAssist with superintendents initiated RFIs\nConfirm receipt of insurance, safety\nAssist in site management and superintendent management\nOverall schedule management\nTracking and assisting when needed\nAttend foreman coordination meetings\nWeekly site visits in addition to OAC\nDaily calls with superintendent\nUpdate Procore\nSubmittals and RFI logs are up to date\nDaily journals\nJob manpower\nPictures\nWeather\nDelays\nReview and add input to weekly client updates\nConfirm completion\nManage day and time they are sent out by Superintendent\nReview Three-week schedule\nConfirm completion\nManage day and time sent out\nEnsure schedules stay on track\nSafety reports and toolbox talks\nConfirm completion\nManage day and time they are sent out\nBudget - Money and project management\nContinual review - tracking - documenting \nMaintain or better project percentage throughout project\nOCO and ICO’s\nOCOs must be executed before work is performed\nICO’s must be reviewed with Director of Operations and approved by Director of Operations prior to work being performed\nProject length changes\nInternal and on-site expense\nApproved superintendent purchase\nJob - Personal\nJob - Internal\nPM and Super timecard tracking\nConfirm days are being allocated to the proper job.\nConfirmation that 41 N site supervision is present as directed per client contract and Director of Operations.\nTime of arrival and departure while traders are on site.\nMonitor presence of superintendent while trades are present.\nPayment applications\nSet up job cost 9 days before payment app is due to ownership\nReview all subcontractor’s payment applications\nApprove or comment\nReview progress payment application to ownership\nApprove or comment\nCoordinate and inquire about past due payment statuses with the accounting department when needed\nClose out financials’ confirmation\nSubcontractor $$\nICO and OCO’s\nAmounts - fully executed\nGeneral Conditions\nVendor invoicing complete and correct\nJob personnel costs confirmed\nJob costs and CO logs are confirmed and complete\nConfirmation of substantial completion date of projects confirmed with Ownerships / clients\nSubcontractors request for close out docs made after substantial completion date has been confirmed\nWork with project coordinator\nSubcontractor and client final payment applications review and approved\nFinal job cost close out completed.\nClose out and warranty\nConfirm status - assist with gathering information for project coordinator\nConfirm that required close out documents are sent with final payment application\nClose out meeting with Director of Operations - Estimating and superintendent\nPunchlist complete and signed by ownership or owner’s representative\nRequirements\nWHAT YOU ARE BRINGING\nBachelor’s degree in construction management or equivalent\n8+ years’ proven project management experience in a wide range of commercial projects, including restaurants, retail and offices\nWorking knowledge of Procore, Spectrum or related software\nExcellent computer knowledge of Microsoft Office and Microsoft Project\nConstruction or building / facilities management background\nExcellent communications, organization, and negotiations skills\nStrong leadership skills\nProblem-solving skills\nAbility to work in a fast-paced environment\nA highly motivated, self-starter and team player\nInterpersonal skills to manage clients, design team, subcontractors, facility owners and assigned superintendents\nWHAT SETS YOU ABOVE\nMaster’s degree in construction management or equivalent\n10+ years’ proven project management experience in a wide range of commercial projects, including restaurants, retail and offices\nExpert knowledge of Procore, Spectrum or related software\nHave been a direct mentor/coach to train others\nKnowledge of OSHA Requirements of construction\nExcellent ability to manage jobs to completion, on time, on budget, and with complete client satisfaction\nExperience in ground-up, TI work, medical facilities, restaurants, and high-end finishes.\nWAGE TRANSPARENCY DISCLAIMER\nWe are committed to providing salary ranges for all open positions.
