For information about ABM’s benefits, visit Employee Benefits | Staff & Management\n Providing leadership and developing a positive culture for the HVAC team.\n Planning, scheduling, prioritizing, directing work \n Managing and achieving financial goals.\n Conducts annual performance evaluations, hires new employees, progressive discipline. \n Manage and coordinate activities of local service providers and/or subcontractors. \n Train, supervise and evaluate employees. \n Provide effective communication with the customer and client. \n Inventory Management. \n Responds to emergency situations during and after hours.\n Oversee and manage hourly employees\n Handle other duties as assigned by Director of Facilities or ABM/CPCC Management. \n Accountable for purchasing supplies and participates in the Manager on duty program. \nPrioritize self-perform job activities\nUtilize CMMS system\n Must have 10 years of mechanical, HVAC, BAS, Tridium N4 preferred or ability to obtain it, boiler/chiller repair/installation experience.\nMust have current NC HVAC license.\nEducation/Experience:\nAssociate degree or 10+ years commercial HVAC experience\nMechanical License issued by North Carolina state board. \nValid Driver’s License\nIntegrated Facilities Management Experience to include Building Automation, DDC Systems and controls\n5 years minimum management/supervisory experience\nRegulatory Knowledge - Master level understanding of Mechanical & HVACR codes, working knowledge of building codes. The ability to rapidly assimilate information related to North Carolina State and Federal regulations, legislation, guidelines, policies, and procedures.\nMaintenance Knowledge - Skill in the use of hand and power tools and equipment to accomplish HVACR & Mechanical tasks involved in maintenance, repair, dismantling, construction, refresh, and remodeling of the building structures. Ability to learn a variety of processes, procedures, and methods used in HVAC maintenance and repair. Ability to learn procedures for and to operate equipment safely and effectively. Ability to learn and effectively apply procedures for maintaining and making minor repairs to tools, equipment, and machinery. Work safely and effectively in construction environments involving heavy dust, dirt, noise, moving equipment, and other adverse factors. Ability to apply proper methods, techniques, and procedures in accomplishing a wide variety of repair, renovation, and construction projects. Understanding basic mathematics, calculations, blueprints, schematics, charts and symbols appropriate to the trade.\nDirect reports - HVAC Manager reports to the Assistant Director of Facilities. The manager's direct reports are the BAS and HVAC team. Required Manager on call responsibilities.\nTechnology (computers/hardware/software/operating systems) - Must possess appropriate levels of proficiency with utilized software and systems and be able to learn new software/systems such as a Computerized Maintenance Management System to open/close assigned work orders.
