A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.\nBenefit Information: ABM offers a comprehensive benefits package - UA286 Union Benefits This is a union position and as such will include union benefits as outlined in the collective bargaining agreement.\nOperate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management.\nPerform preventive maintenance on the equipment as prescribed by ABM Engineering Services’ and manufacturers’ recommendations.\nPerform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to engineer.\nMaintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum.\nOverall responsibility for HVAC Systems, Water Treatment Procedures, Electrical and plumbing Equipment.\nCoordination of Work Order Procedures, Vendor Relations, Building Management Communications.\nOperate chillers, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.\nOperate air compressors, together with distribution lines and all valves and devices for air control.\nMaintain electrical power distribution and auxiliaries for building’s lighting, mechanical, plumbing and control components, including lighting maintenance.\nOperate, maintain, and report on Life Safety and Fire Systems within the scope of this assignment. \nPreventive Maintenance Program will be scheduled to meet the manufacturer’s required service specifications.\nBuilding Maintenance Engineers must have the ability to follow oral and written directions, demonstrate mechanical ability, keep accurate records, operate to the various types of equipment listed.\nBuilding Maintenance Engineers must interface with the public, tenants, their peers and supervisors. Verbal and written interpersonal skills are used daily and these skills are essential parts of the position.\nMust be able to prepare written reports, complete log sheets, and read, interpret and work from plans, drawings and specifications.\nBuilding Maintenance Engineers perform supervisory responsibilities in accordance with the organization's personnel policies, priorities, procedures and applicable laws.
