With backing from our investors, including Blackstone, this is just the beginning…\nCome join the A-Team at AirTrunk, where the cloud meets the ground.\nA Snapshot \nAs the Senior Manager, Development Program Excellence - Japan, reporting to the Development Director based in Tokyo, you will establish and continuously improve AirTrunk Japan's integrated development programme, planning standards and delivery methodology across the entire project portfolio. You will lead the Scheduling and Program Management function, driving schedule certainty, programme optimisation and continuous improvement from site acquisition through operational handover. You will define how AirTrunk plans, governs and continuously improves the delivery of hyperscale data centres in Japan. \nYour Day to Day \nDevelopment Program Governance \nLead the Development Program Excellence function for Japan and manage the Scheduling / Program Management team. \nEstablish programme governance frameworks, planning standards and schedule quality requirements. \nDevelop programme KPIs, portfolio metrics and executive reporting standards. \nLead programme governance meetings and executive programme reviews. \nDevelop programme management policies, procedures and templates. \nBaseline Programme Development \nDevelop, maintain and continuously improve AirTrunk's integrated baseline development programme from site acquisition through operational handover. \nDevelop programme templates for multiple delivery strategies and project conditions. \nDevelop baseline programmes for Behind the Meter (BTM) on-site power generation facilities. \nDevelop programme models supporting modular, off-site manufactured and containerised delivery. \nDevelop planning assumptions for AI-ready and liquid-cooled hyperscale data centres. \nCapture lessons learned and continuously improve baseline schedules. \nProgramme Optimisation \nIdentify opportunities to shorten project duration while maintaining safety and quality. \nRecommend alternative sequencing, procurement and construction strategies. \nQuantify programme benefits from modularisation, prefabrication, factory acceptance testing and industrialised construction. \nEvaluate impacts of procurement strategies on overall programme. \nDrive continuous programme optimisation initiatives across the portfolio. \nContractor Programme Review \nPresent AirTrunk baseline programmes during procurement and pre-construction. \nReview contractor programmes and perform detailed gap analyses. \nChallenge contractor assumptions and negotiate programme improvements. \nReview programmes for modular construction, containerised solutions and BTM infrastructure. \nAssess factory production schedules, logistics plans and installation sequences. \nSchedule Risk Management \nPerform Critical Path Method (CPM) analysis. \nPerform schedule risk analysis and develop mitigation strategies. \nDevelop and monitor recovery programmes. \nIdentify early warning indicators and support project recovery planning. \nPortfolio Planning \nMaintain portfolio-wide programme visibility. \nIdentify portfolio-level resource constraints, interface risks and milestone conflicts. \nSupport executive decision-making through portfolio analysis and forecasting. \nDigital Programme Management \nLead digital programme management initiatives. \nPromote 4D scheduling, Digital Twin integration and AI-assisted programme optimisation. \nDevelop dashboards and automate programme reporting. \nLessons Learned & Best Practice \nMaintain Japan Programme Best Practice Library. \nBenchmark programme performance across projects. \nWork with the Construction Innovation team to embed methodology improvements into baseline schedules. \nShare Japan programme innovations across the APAC portfolio. \nStakeholder & Executive Support \nPartner with Design, Procurement, Commercial, Construction, Customer Success and Operations. \nPrepare executive dashboards, programme reports, and investment papers. \nPresent programme recommendations to senior leadership. \nTravel domestically and internationally as required. \nMinimum Requirements \nBachelor's degree in Engineering, Construction Management, Project Management or related discipline, or equivalent practical experience. \n10+ years' experience in programme management, project controls or planning for major infrastructure, mission-critical or hyperscale data centre developments. \nDemonstrated experience developing portfolio-level integrated master programmes. \nExtensive experience performing Critical Path Method (CPM) analysis. \nExperience performing schedule risk analysis and recovery planning. \nStrong expertise in programme optimisation and contractor programme review. \nHands-on experience with project scheduling software. Oracle Primavera P6 preferred; Microsoft Project acceptable. \nExperience planning modular industrialised or off-site construction projects. \nExperience planning Behind the Meter (BTM) power generation or major energy infrastructure is advantageous. \nStrong stakeholder management, analytical, commercial, and executive communication skills. \nFluency in Japanese and English. \nPreferred Qualifications \nExperience delivering hyperscale data centre developments. \nExperience leading programme management or programme controls teams. \nExperience with modular, off-site or containerised infrastructure. \nExperience with AI-ready or liquid-cooled data centres. \nExperience with Digital Twin, BIM 4D/5D or AI-enabled planning. \nKnowledge of Japanese permitting, utilities and construction market. \nExperience supporting investment committee approvals. \nExperience working across APAC project portfolios.\nThe AirTrunk Culture \nWorking at AirTrunk is a once in a lifetime opportunity to fast-track your career and amplify your impact.
