architectural drawings, specifications, contracts, addenda, and bid packages to establish project scope and pricing requirements.\nPerform comprehensive quantity takeoffs and calculate labor, material, equipment, subcontractor, and other project expenses.\nRequest and assess subcontractor, supplier, and vendor proposals, comparing pricing and verifying scope coverage through bid leveling.\nIdentify missing scope items, exclusions, overlapping responsibilities, constructability issues, and potential cost exposures.\nEstablish competitive project pricing using construction requirements, current market conditions, and historical cost information.\nAssemble bid proposals with itemized pricing, scope descriptions, assumptions, exclusions, clarifications, and alternate options.\nEvaluate value-engineering opportunities and propose cost-saving solutions that maintain quality and project specifications.\nWork with Project Managers, field personnel, subcontractors, suppliers, general contractors, and clients to resolve scope questions and confirm pricing.\nMaintain estimating databases, historical cost records, vendor information, bid tracking logs, and supporting documentation.\nTrack labor rates, material prices, subcontractor quotes, and market changes to improve estimating accuracy.\nDevelop preliminary budgets, negotiated proposals, change-order estimates, and revised bids as project requirements evolve.\nPrepare detailed cost breakdowns, budget assumptions, and scope documentation for successful project handoffs.\nParticipate in pre-bid meetings, site visits, post-bid reviews, and scope clarification discussions.\nManage multiple bids simultaneously, ensuring estimates are complete, accurate, and submitted within required deadlines.\nIdentify opportunities to refine estimating workflows, improve pricing methods, and increase overall efficiency.\nRequirements\n3+ years of estimating experience in commercial interior construction.\nRequired: Direct estimating experience with commercial drywall, metal framing, acoustical ceilings, flooring, or related interior finish projects.\nStrong understanding of commercial interior construction methods, materials, installation sequencing, and cost structures.\nAbility to interpret architectural plans, technical specifications, contracts, addenda, and construction bid documents.\nDemonstrated experience conducting quantity takeoffs and preparing detailed commercial bid proposals.\nExperience reviewing, comparing, and leveling subcontractor and supplier bids.\nProficiency with Bluebeam, On-Screen Takeoff, PlanSwift, or comparable estimating and takeoff software.\nSolid knowledge of labor rates, material pricing, subcontractor expenses, and equipment costs.\nStrong analytical, mathematical, organizational, and problem-solving abilities.\nEffective communication and collaboration skills when working with project teams and external partners.\nExceptional attention to detail and the ability to manage competing estimates and deadlines.\nHigh school diploma or equivalent required.\nAssociate's or bachelor's degree in Construction
