The ideal candidate will be responsible for managing all costs related to construction, renovation, and maintenance projects across our real estate portfolio. The Quantity Surveyor will ensure projects are delivered within budget while maintaining high standards of quality and compliance.\nKey Responsibilities\nA. Cost Planning & Management\nPrepare cost estimates, budgets, Bills of Quantities (BOQs), schedules of rates and project cost plans.\nConduct quantity take-offs, measurements and cost assessments for construction, renovation, refurbishment and FM projects.\nMonitor project expenditure against approved budgets and provide regular cost reports.\nIdentify cost-saving opportunities and recommend value-engineering initiatives.\nB. FM Business Development & Pre-Bid Support\nProvide commercial and cost management support for FM bids, proposals and business development opportunities.\nParticipate in pre-bid and pre-mobilisation inspections to assess project requirements and associated cost implications.\nTranslate technical inspection findings into accurate cost estimates and commercial recommendations.\nSupport the development of competitive pricing models and cost proposals for FM and technical services.\nC. Project Cost Control & Execution\nProvide quantity surveying support for renovation, rehabilitation, refurbishment and construction projects.\nMonitor project costs, contractor valuations, variations and payment applications.\nReview contractor quotations, assess claims and support final account preparation.\nWork closely with Civil and MEP Engineers to ensure alignment between technical requirements and project costs.\nD. Inspection & Facility Condition Assessment\nSupport pre-acquisition, pre-occupation, post-construction and facility condition assessments.\nEvaluate the cost implications of identified building defects, maintenance requirements and asset replacement needs.\nProvide cost estimates for corrective works, rehabilitation and capital expenditure requirements.\nContribute to Annual Facility Condition Assessments (FCA) across existing FM sites.\nE. Procurement & Contract Administration\nPrepare tender documentation, BOQs and pricing schedules.\nConduct commercial evaluations of contractor and supplier submissions.\nSupport contractor negotiations, contract administration and commercial risk management.\nReview variations, interim valuations, claims and final accounts to ensure compliance with contractual terms.\nF. Lifecycle Costing & FM Mobilisation\nDevelop lifecycle cost assessments and capital expenditure estimates for building assets and systems.\nSupport the preparation of mobilisation budgets and cost plans for new FM contracts.\nProvide cost inputs into asset replacement plans and long-term maintenance strategies.\nSupport the capture of relevant asset and cost information within FM technology platforms, including Alpha CMMS and Eye-on-Site.\nG. Technical Standards & Reporting\nDevelop and maintain standard cost schedules, pricing benchmarks and specifications for commonly used materials and services.\nPrepare periodic cost, budget and commercial performance reports.\nMonitor construction and engineering cost trends and provide relevant market intelligence.\nEnsure accuracy, consistency and professional standards in all cost-related deliverables.\n Bachelor’s degree in Quantity Surveying\nMinimum of 6-9 years' relevant professional experience in Quantity Surveying, Cost Management, Construction, Real Estate, Engineering Consulting or Facilities Management\nProfessional membership/registration with the Quantity Surveyors Registration Board of Nigeria (QSRBN) is preferred.\nMembership of the Nigerian Institute of Quantity Surveyors (NIQS) will be an advantage.\nPrevious or current experience with any of the leading engineering consulting firms in Nigeria will be an added advantage.\nStrong proficiency in relevant quantity surveying and cost management tools/software.\nDemonstrable experience in project cost management, construction, renovation, refurbishment or rehabilitation projects .\nExperience supporting FM bids, technical proposals, mobilisation or project costing will be an advantage.\nExperience in preparing BOQs, cost estimates, tender documentation, valuations, variations and final accounts.\nExperience working with major construction companies, real estate developers or integrated FM organisations will also be an advantage.\n Good professional appearance and
