We’re seeking an experienced Preconstruction Manager to lead estimating, budgeting, and project planning for commercial construction projects throughout the Kansas City area, overseeing the process from initial project pursuit through final pricing and handoff to construction.

Responsibilities

  • Lead preconstruction activities, including project evaluation, estimating, budgeting, pricing, and construction handoff.
  • Prepare conceptual estimates, preliminary budgets, detailed cost estimates, GMPs, and final bid proposals.
  • Review architectural, structural, civil, and MEP drawings and specifications to establish project scope and costs.
  • Identify design conflicts, scope gaps, constructability issues, and potential budget risks.
  • Develop cost models and pricing strategies based on project requirements and market conditions.
  • Lead value-engineering reviews and recommend cost-effective alternatives without compromising quality.
  • Prepare scopes of work, subcontractor bid packages, and procurement plans.
  • Solicit, evaluate, negotiate, and compare subcontractor and supplier proposals.
  • Review bids for exclusions, scope overlaps, pricing discrepancies, and incomplete work.
  • Update project budgets as designs develop and requirements change.
  • Evaluate construction schedules, sequencing, site logistics, and procurement lead times.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and suppliers.
  • Work with Project Managers and field leadership to communicate budgets, scopes, schedules, and assumptions during project handoff.
  • Support client presentations, project interviews, proposal development, and business development efforts.
  • Present estimates, budget assumptions, project risks, and cost-saving recommendations to clients and leadership.

Requirements

  • 5+ years of experience in preconstruction, estimating, or commercial construction.
  • 10+ years of overall commercial construction experience preferred.
  • Strong expertise in conceptual estimating, detailed cost estimating, budgeting, cost analysis, and value engineering.
  • Experience managing preconstruction through multiple phases of design development.
  • Familiarity with Design-Build, CMAR, negotiated contracts, hard bids, and competitive bidding.
  • Ability to interpret architectural, structural, civil, MEP, and other construction drawings.
  • Experience preparing scopes of work, bid packages, procurement plans, and project budgets.
  • Strong understanding of construction methods, sequencing, scheduling, procurement, and site logistics.
  • Proven ability to evaluate, negotiate, and level subcontractor and supplier bids.
  • Knowledge of construction labor costs, material pricing, subcontractor markets, and industry trends.
  • Proficiency with estimating software, Microsoft Office, and construction management platforms.
  • Excellent analytical, communication, negotiation, organizational, and relationship-management skills.
  • Ability to manage multiple project pursuits and deadlines in a fast-paced environment.
  • Must live in or be able to reliably commute to Lenexa or the greater Kansas City area.

Benefits

  • Competitive salary based on experience.
  • Health, dental, and vision insurance.
  • 401(k) with company match.
  • Paid time off and company holidays.
  • Stable company with a strong commercial project backlog.
  • Opportunity to lead preconstruction efforts across diverse market sectors.
  • Direct exposure to executive leadership and key project stakeholders.
  • Long-term career growth and leadership opportunities.
  • Collaborative, team-oriented work environment.
