preconstruction planning, feasibility assessments, estimating, budgeting, and final bid development.\nDevelop conceptual budgets, detailed estimates, guaranteed maximum price (GMP) proposals, and final project pricing.\nReview architectural, structural, civil, and MEP drawings to define scope, assess costs, and identify gaps or conflicts.\nBuild project-specific pricing models and evaluate financial risks against current market conditions.\nLead value-engineering efforts to identify cost-effective design and material alternatives without compromising quality.\nDevelop trade scopes, bid packages, subcontractor invitations, and procurement strategies.\nManage subcontractor and supplier outreach, proposal evaluations, negotiations, and bid comparisons.\nIdentify and resolve pricing discrepancies, exclusions, overlapping scopes, and unpriced work.\nUpdate budgets as designs, client requirements, and project specifications evolve.\nEvaluate construction sequencing, schedules, site constraints, and material lead times during planning.\nCoordinate with clients, architects, engineers, consultants, subcontractors, and suppliers.\nPartner with project managers and field leaders to transition approved budgets, scopes, schedules, and pricing assumptions into construction.\nSupport client presentations, project interviews, proposals, and business development initiatives.\nPresent cost forecasts, estimating assumptions, project risks, and potential savings to leadership and clients.\nRequirements\n5+ years of experience in preconstruction, estimating, or commercial construction.\n10+ years of overall commercial construction experience preferred.\nStrong background in conceptual and detailed estimating, budgeting, cost analysis, and value engineering.\nExperience managing projects through multiple design and preconstruction phases.\nKnowledge of Design-Build, Construction Manager at Risk (CMAR), negotiated contracts, hard bids, and competitive procurement.\nAbility to interpret architectural, structural, civil, and MEP drawings and specifications.\nExperience developing subcontractor scopes, bid packages, procurement strategies, and project budgets.\nStrong understanding of construction methods, sequencing, scheduling, logistics, and purchasing timelines.\nProven ability to evaluate, negotiate, and compare subcontractor and supplier proposals.\nKnowledge of labor rates, material costs, subcontractor availability, and construction market trends.\nProficiency with estimating software, Microsoft Office, and construction management platforms.\nExcellent financial analysis, negotiation, communication, and relationship-management skills.\nAbility to manage multiple bids and competing deadlines.\nMust live within commuting distance
