construction handoff.\nPrepare conceptual estimates, preliminary budgets, detailed cost estimates, GMPs, and final bid proposals.\nReview architectural, structural, civil, and MEP drawings and specifications to establish project scope and costs.\nIdentify design conflicts, scope gaps, constructability issues, and potential budget risks.\nDevelop cost models and pricing strategies based on project requirements and market conditions.\nLead value-engineering reviews and recommend cost-effective alternatives without compromising quality.\nPrepare scopes of work, subcontractor bid packages, and procurement plans.\nSolicit, evaluate, negotiate, and compare subcontractor and supplier proposals.\nReview bids for exclusions, scope overlaps, pricing discrepancies, and incomplete work.\nUpdate project budgets as designs develop and requirements change.\nEvaluate construction schedules, sequencing, site logistics, and procurement lead times.\nCoordinate with owners, architects, engineers, consultants, subcontractors, and suppliers.\nWork with Project Managers and field leadership to communicate budgets, scopes, schedules, and assumptions during project handoff.\nSupport client presentations, project interviews, proposal development, and business development efforts.\nPresent estimates, budget assumptions, project risks, and cost-saving recommendations to clients and leadership.\nRequirements\n5+ years of experience in preconstruction, estimating, or commercial construction.\n10+ years of overall commercial construction experience preferred.\nStrong expertise in conceptual estimating, detailed cost estimating, budgeting, cost analysis, and value engineering.\nExperience managing preconstruction through multiple phases of design development.\nFamiliarity with Design-Build, CMAR, negotiated contracts, hard bids, and competitive bidding.\nAbility to interpret architectural, structural, civil, MEP, and other construction drawings.\nExperience preparing scopes of work, bid packages, procurement plans, and project budgets.\nStrong understanding of construction methods, sequencing, scheduling, procurement, and site logistics.\nProven ability to evaluate, negotiate, and level subcontractor and supplier bids.\nKnowledge of construction labor costs, material pricing, subcontractor markets, and industry trends.\nProficiency with estimating software, Microsoft Office, and construction management platforms.\nExcellent analytical, communication, negotiation, organizational, and relationship-management skills.\nAbility to manage multiple project
