This includes real estate and equipment leasing, fleet and material-handling-equipment (MHE) financing and/or leasing arrangements, build-to-suit and sale-leaseback structures, and other emerging capital programs across the Stores network. To support this quickly growing business, you must be highly analytical and possess a strong passion for analytics and accountability, setting high standards, and making decisions that are right a lot.\nAs the Principal Accounting Manager, you will serve as the single-threaded owner of accounting policy, controls, and reporting for the Stores leasing and financing activities - upholding an exceptionally high controllership bar across every transaction, control, and disclosure. Your ability to make a difference and take ownership begins on Day One. You will partner cross-functionally with Finance, Business, Treasury, Tax, Legal, FP&A, and Tech teams to stand up new accounting frameworks, design and strengthen the control environment, drive system implementations, and ensure compliance with relevant accounting standards.\nKey job responsibilities\nThis position will be responsible for:\nOwn the end-to-end accounting lifecycle for Stores CapEx, infrastructure, and leasing financing transactions.\nAssess the accounting for new business events, transactions, and structures across the relevant technical literature including ASC 842 (Leases), ASC 815 (Derivatives and Hedging), and ASC 360 (Assets Held for Sale) and determine the appropriate treatment.\nLead the implementation of accounting structures for new and evolving lease structures across the Stores network (real estate, fleet, and equipment).\nDrive the design and execution of accounting processes in Amazon systems to support lease and financing origination, modification, and termination workflows.\nDevelop and maintain lease and financing accounting models, including present value calculations, classification assessments, and ongoing measurement under ASC 842.\nPartner with Treasury, Tax, Legal, FP&A, Finance, Business, and Tech teams to evaluate new financing structures and provide accounting guidance on proposed transactions.\nSet and enforce a high controllership bar: design, implement, and maintain SOX-compliant internal controls over leasing and financing processes, including journal entries, reconciliations, and disclosures, with full audit-readiness.\nPrepare and review technical accounting memos for complex lease/financing arrangements, including sale-leaseback, variable lease payments, embedded lease assessments, embedded derivatives, and held-for-sale conclusions.\nOwn monthly close activities for the leasing and financing portfolio, including journal entries, flux analysis, balance sheet reconciliations, and financial statement disclosures.\nLead cross-functional projects to stand up new leasing and financing programs, coordinating requirements across accounting, systems, operations, and business teams.\nIdentify and drive process improvement and automation opportunities to scale leasing and financing operations and enhance the control environment.\nBasic qualifications\n- 12+ years of finance, accounting, or related analytical field experience\n- Bachelor's degree in business, finance, accounting, tax, economics, or a related analytical field\nPreferred qualifications\n- MBA, or CPA\n- Experience in a leadership position managing finance, accounting and operational processes\nAmazon is an equal opportunity employer and does not discriminate on the basis of protected veteran status, disability, or other legally protected status.\nLos Angeles County applicants: Job duties for this position include: work safely and cooperatively with other employees, supervisors, and staff; adhere to standards of excellence despite stressful conditions; communicate effectively and respectfully with employees, supervisors, and staff to ensure exceptional customer service; and follow all federal, state, and local laws and Company policies.
