This position is responsible for independently leading and executing complex commercial building automation projects from installation through programming, startup, commissioning, troubleshooting, and closeout.\nThe Level 3 Controls Technician serves as a senior technical resource for the Controls Team, providing field leadership, mentoring junior technicians, coordinating with other trades, and working directly with customers and project stakeholders. This individual must possess a strong understanding of DDC systems, HVAC equipment, electrical systems, networking, and building automation protocols, with the ability to identify and resolve complex system issues.\nResponsibilities:\nIndependently lead and execute DDC control system installation, programming, startup, commissioning, troubleshooting, and closeout for complex commercial projects.\n\nInterpret project drawings, specifications, sequences of operation, and control submittals to develop and implement functional control solutions.\n\nProgram and configure DDC controllers, supervisory devices, graphics, and peripheral equipment using platforms such as Reliable, Niagara, Tridium, or equivalent.\n\nDevelop and implement control logic and sequences that support system reliability, energy efficiency, occupant comfort, and proper equipment operation.\n\nPerform point-to-point checkout, functional testing, system startup, commissioning, and performance verification.\n\nTroubleshoot complex controls issues involving controllers, sensors, actuators, valves, relays, networks, communication protocols, and equipment interfaces.\n\nIdentify whether system deficiencies are related to controls, mechanical equipment, electrical systems, networking, TAB, startup, or other trades, and coordinate appropriate corrective action.\n\nTroubleshoot and support BACnet, Modbus, LonWorks, and other building automation communication networks, including both MS/TP and IP-based systems.\n\nCoordinate directly with mechanical contractors, electricians, TAB contractors, equipment manufacturers, IT personnel, commissioning agents, project managers, engineers, and customers.\n\nReview control drawings, wiring diagrams, sequences, specifications, and equipment documentation for accuracy and constructability.\n\nProvide field direction and technical guidance to Level 1 and Level 2 Controls Technicians.\n\nTrain and mentor junior technicians in controls installation, wiring, programming, troubleshooting, commissioning, and industry best practices.\n\nAssist with system upgrades, retrofits, expansions, integrations, and service-related projects.\n\nPerform field inspections to verify installation quality, wiring, device locations, panel construction, and compliance with project requirements.\n\nMaintain accurate project documentation, including point lists, commissioning records, as-built information, startup documentation, and punch lists.\n\nParticipate in project meetings, coordination meetings, progress reviews, and customer meetings as required.\n\nServe as a technical point of contact for customers, responding to technical questions, demonstrating system functionality, and helping resolve operational concerns.\n\nAssist project managers and sales personnel with technical evaluations, system enhancements, estimating support, and identification of future opportunities.\n\nMaintain awareness of current DDC, HVAC, networking, IoT, and building automation technologies and industry best practices.\n\nEnsure all work is performed in accordance with applicable codes, project specifications, company procedures, and safety requirements.\n\nMinimum Qualifications:\nMinimum 5+ years of hands-on experience with DDC controls, building automation systems, HVAC controls, or a related field.\n\nAdditional Qualifications:\nDemonstrated ability to independently manage complex controls projects from installation through commissioning and closeout.\n\nAdvanced programming experience with Reliable, Niagara, Tridium, or equivalent DDC/BAS platforms.\n\nStrong understanding of building automation protocols, including BACnet, Modbus, LonWorks, and IP-based communication systems.\n\nExperience integrating DDC systems with HVAC equipment and other building systems.\n\nStrong understanding of commercial HVAC systems, including AHUs, RTUs, VAV systems, chillers, boilers, pumps, cooling towers, and associated equipment.\n\nProficiency reading and interpreting controls drawings, electrical schematics, mechanical plans, sequences of operation, and project specifications.\n\nStrong knowledge of low-voltage controls wiring, 24VAC systems, relays, transformers, sensors, actuators, and electrical troubleshooting.\n\nWorking knowledge of electrical codes and safe electrical work practices.\n\nAbility to troubleshoot complex issues using appropriate diagnostic tools, software, meters, network tools, and system information.\n\nStrong understanding of control system networking, including BACnet MS/TP, BACnet/IP, Ethernet, and basic network troubleshooting.\n\nAbility to distinguish controls-related issues from mechanical, electrical, equipment, TAB, or networking deficiencies.\n\nStrong organizational and project management skills, with the ability to prioritize multiple projects and meet deadlines.\n\nExcellent communication skills and the ability to work effectively with customers, contractors, engineers, project managers, and internal teams.\n\nDemonstrated leadership ability and willingness to train, mentor, and support junior technicians.\n\nValid driver's license and ability to travel to various project sites as required.\n\nHigh school diploma or equivalent required. Technical degree, trade certification, or bachelor's degree in electrical engineering, mechanical engineering, controls, or a related field is preferred.
