Travel is required for business purposes.\nEssential Functions\nPrepare, coordinate, distribute, and synthesize information for property acquisitions, dispositions, lease opportunities, and financing opportunities.\nManage new and renewal lease negotiations including structure, underwriting, and pricing.\nLead and advise internal parties on lease concepts and ensure uniform adherence to lease contracts from both landlord and tenant perspectives.\nRespond to tenant needs and coordinate with administrative and technical staff to resolve issues promptly.\nCatalog available properties in key markets and conduct financial modeling of real estate values versus operational concerns.\nSupport business development and operations with real estate market pricing analysis and maintain the real estate database with property-specific metrics.\nManage the collection and cataloging of real estate records and documentation including deeds, surveys, environmental reports, and appraisals.\nOther essential duties may be applicable and assigned as necessary.\nWhat Experience and Education You Need\nBachelor's degree in Business, Real Estate, Finance, Accounting, Economics, or a similar discipline.\nMinimum 3 years of experience required in the commercial real estate industry, including corporate real estate department, brokerage, REIT, development, management, or lending.\nAdvanced proficiency in Microsoft Excel, including pivot table analysis and financial analytics tools such as IRR, ROI, CAP Rates, ROC, ROIC, and NPV.\nAbility to manage lease negotiations including structure, underwriting, and pricing.\nExperience maintaining real estate databases and managing property documentation including deeds, surveys, environmental reports, and appraisals.\nAbility to travel for business purposes (10-15%). \nWhat Could Set You Apart\nFamiliarity with cold storage, food, or industrial real estate.\nMaster's degree or MBA in Real Estate preferred.\nEffective verbal and written communication.\nAbility to manage multiple tasks efficiently and deliver projects on time.\nStrategic thinking with the ability to translate concepts into actionable plans.\nAbility to present information clearly and confidently to all levels of management.\nAbility to work collaboratively and foster positive business relationships.\nAttention to detail and commitment to continuous improvement.\nPhysical Requirements\nRequires several hours per day of sitting, getting up and down from chairs, reaching, and/or bending.\nRequires manual dexterity with normal hand and finger movements for typical office work, including the operation of computers, telephones, and similar equipment.\nRequires ability to comprehend and communicate with others verbally and/or in writing.\nMay require travel by automobile and airplane for business.\nMay require visits to warehouse operations in temperatures at or below freezing.\nMay require the occasional lifting, carrying, positioning, and/or moving of objects weighing up to 20 pounds.\nAmericold is an Equal Opportunity Employer.
