AMLI Residential is seeking a Maintenance Supervisor to lead maintenance operations at AMLI Lex on Orange, our 310-unit mid-rise luxury apartment community in Glendale, California.\nIn this hands-on leadership role, you'll oversee the maintenance team and ensure our apartment homes, building systems, amenities, and grounds are maintained to AMLI's high standards. Working closely with the Community Manager, you'll manage daily service operations, apartment turns, preventive maintenance, vendors, budgets, and resident service.\nThis is an excellent opportunity for someone who enjoys leading a team, solving technical challenges, and taking ownership of a property's overall maintenance performance.\nWhat You'll Do\nLead & Develop Your Team: Supervise, train, coach, and schedule maintenance and grounds personnel while coordinating outside vendors.\nOversee Building Maintenance: Provide hands-on leadership in diagnosing, repairing, and maintaining HVAC, electrical, plumbing, pool, carpentry, drywall, structural, and appliance systems.\nManage Daily Operations: Oversee service requests, resident concerns, and apartment turns to ensure timely completion and high-quality results.\nDrive Preventive Maintenance: Manage AMLI's comprehensive annual maintenance program, equipment inspections, and preventive maintenance schedules.\nMaintain Property Standards: Conduct regular property inspections, including weekly 17-minute inspections, to identify maintenance needs and maintain excellent curb appeal.\nManage Vendors & Supplies: Oversee inventory, purchasing, invoices, vendor services, and maintenance supplies.\nSupport Budgets & Capital Projects: Partner with the Community Manager on maintenance expenses, utilities, capital improvements, and vendor contracts.\nMonitor Performance: Review maintenance reports, operational dashboards, and apartment turn schedules to identify priorities and improve efficiency.\nEnsure Safety & Compliance: Maintain OSHA compliance, enforce company policies, and promptly address safety and liability concerns.\n Build a Strong Team: Support hiring, performance evaluations, employee development, and a positive service culture.\nAttend periodic training, leadership conferences, and company meetings.\nWhat We're Looking For\nEPA Refrigerant Certification (Type I & II or Universal) required.\n3+ years of maintenance leadership or supervisory experience preferred.\nStrong technical knowledge of HVAC, electrical, plumbing, appliance repair, preventive maintenance, and apartment make-ready operations.\nExperience managing maintenance budgets, vendors, inventory, and expenses.\nAbility to troubleshoot complex maintenance issues and provide hands-on technical guidance.\nStrong leadership skills with the ability to coach, develop, and motivate a maintenance team.\nExcellent customer service, communication, organization, and problem-solving skills.\nPrevious multifamily or mid-rise building maintenance experience preferred.\nCompensation & Benefits\nAMLI offers competitive compensation and a comprehensive benefits package, including:\n$80,000-$88,000 annual salary\n 20% Incentive Bonus Plan\nMedical, Dental & Vision Insurance\n401(k) with Company Match\nTuition Reimbursement\n20 Days of PTO + 9 Paid Holidays\nHousing allowance at AMLI Lex on Orange \nPhysical Requirements\nThis position requires frequent walking, climbing, balancing, stooping, kneeling, squatting, and crawling, along with regular use of hands and arms.
