The possibility for our employees to achieve their full potential, for our communities to be stronger and for everyone to have a healthier, happier place to live.\nOur portfolio of brands - Andersen Windows & Doors, Renewal by Andersen and Fenetres MQ - is crafted to serve customers across the new residential, home improvement and light commercial building sector.\nJoin our more than 13,000 employees who are inspired every day to deliver exceptional experiences that turn possibility into reality.\nJOB DESCRIPTION:\nSUMMARY:\nEnsures that the CAO building, including office spaces, building systems, restrooms, common areas, and grounds are maintained to Andersen standards.\nPRIMARY RESPONSIBILITIES:\nBuilding Maintenance 90%\nEnsures all building-related equipment is functioning properly including the following:\nConstruction including drywall repair, painting, picture hanging, door hardware repair.\nPlumbing including leak repair, component replacement, toilet/urinal repair/replacement, unclogging of toilets/urinals/drains.\nElectrical repair including bulb replacement, fixture replacement, ballast replacement, outlets, switches, troubleshooting electrical circuits.\nHVAC maintenance and troubleshooting of 85 RTUs including filter and belt replacement and component troubleshooting and replacement. Maintenance of mini splits and unit heaters as needed.\nBuilding Automation Software edits and changes of Niagra system as need for comfort and energy efficiency.\nKitchen maintenance and troubleshooting of all refrigeration, oven, stove, freezer, ice/water machines, warmers, etc.\nPerform preventive maintenance and make repairs as needed on the trash compactor, cardboard baler, fire protection system, diesel generator and irrigation system.\nOrders and maintains inventory of all necessary supplies.\nUtilizes CMMS system to complete PM work orders, book labor and write work orders for all work completed and needed.\nProvides indirect supervision of contracted maintenance services.\nAssists with prioritization of incoming work orders.\nResponsible for recognizing problem areas and taking independent action to resolve them.\nAbility to recommend / report / troubleshoot necessary building repairs and understand when professional involvement is needed.\nConduct basic repairs to miscellaneous facilities equipment / fixtures.\nEnsures work orders and PM’s are being performed on all related issues / equipment. (Managing workloads electronically and reporting outcomes to immediate supervisor).\nEnsures quality / safety standards are being met throughout all job functions; Reporting unsafe conditions per Andersen’s safety policy to immediate Supervisor.\nProvides continuous improvement ideas and implements improvements in processes.\nGrounds Maintenance 10%\nEnsures building grounds are kept safe, clean, and respectable.\nSurveys grounds and assists in setting priorities on a daily and seasonal basis.\nProvide indirect supervision of contracted grounds services.\nPerform spring/fall startup/shutdown of all heat tapes, electrical, lighting, heaters, patio furniture, p-traps on RTUs, salt barrels, hoses, etc.\nSnow removal of all sidewalks, including salting as needed and working with snow removal contractor as needed.\nSECONDARY RESPONSIBILITIES:\nProvides indirect supervision and assistance of all on-site Service Providers and provides input on their performances to immediate supervisor.\nDIRECTION OF OTHERS:\nDirection of Grounds crew technician during winter months as needed.\nQUALIFICATION AND SKILL REQUIREMENTS:\nAssociates Degree in HVAC, Facility Maintenance or 3 - 5 years of related experience.\nProficient computer skills. (i.e. MS applications, CMMS, etc.).\nBasic understanding of buildings/ grounds infrastructures. (i.e. HVAC, plumbing, electrical, irrigation, fire alarms, fire suppression, etc.).\nBasic knowledge of cleaning methods, materials, and equipment.\nAbility to follow simple oral and written instructions.\nAbility to establish and maintain working relationships with internal customers, service providers, supervisor, and coworkers.\n Ability to coordinate and oversee performance of on-site service providers.\nRequired knowledge of using proper PPE.
