This role ensures that preventive maintenance (PM) activities are planned, scheduled, executed, and documented in compliance with site requirements, regulatory standards, and operational priorities. The PM Coordinator works cross-functionally with Operations, Reliability, and Subject Matter Experts (SMEs) to ensure work is executable, compliant, and optimized for asset reliability and performance. This role supports the Clear Lake site maintenance organization. The PM Coordinator plays a critical role in ensuring reliability, compliance, and effective execution of the maintenance work process.\n\nEssential Duties & Responsibilities with % Breakdown:\nIdentify the major activities or responsibilities of the job (usually 4 to 6). Using a short phrase name or list each activity; estimate the percentage of time spent on each one. Then describe each activity in detail, and how it is done. Use increments of 10% and higher.\n\nPreventive Maintenance Program Management [20%]\nCreate, update, and maintain preventive maintenance plans in SAP.\nUtilize and maintain SAP PM structures, including: \nMaintenance Items\nMaintenance Plans\nFunctional Locations\nTask Lists\nMaintenance Packages\nBills of Material (BOMs)\nEnsure PM job plans contain accurate scope, frequency, and resource requirements.\nPlanning & Scheduling Coordination [20%]\nReview upcoming PM schedules and due dates to ensure alignment with operational availability.\nCoordinate with Operations to confirm equipment access, readiness, and probability of execution compliance.\nIdentify risks to schedule adherence and proactively adjust plans to maintain compliance.\nRegulatory Compliance & Deferral Management [10%]\nCoordinate with SMEs to validate and adjust regulatory PM frequencies and due dates as needed.\nFacilitate the PM Deferral Process, ensuring: \nProper risk assessment and documentation\nAppropriate approvals\nCompliance with site and regulatory requirements\nTrack and report deferral status and adherence.\nCMMS Data & Technical Object Management [10%]\nMaintain and update SAP master data, including: \nFunctional Locations\nEquipment records\nTechnical object structures\nEnsure data accuracy and consistency to support effective planning and execution.\nWork Process Compliance & Closeout [10%]\nEnsure PM work orders are properly closed out with complete and accurate documentation.\nVerify completion details support compliance, historical tracking, and future analysis.\nPerformance Tracking & Reporting [10%]\nTrack, analyze, and report key maintenance performance metrics, including: \nPM Compliance\nDeferral Compliance\nProvide regular reporting to leadership with insights and improvement recommendations.\nContinuous Improvement & Reliability Support [10%]\nSupport PM rationalization and optimization initiatives to improve efficiency and effectiveness.\nPartner with the Reliability Group to: \nDefine appropriate maintenance strategies\nAlign work scope with asset criticality and failure modes\nDrive improvements aligned with best practices (e.g., SMRP principles).\nInventory & Spare Parts Support [10%]\nSupport spare parts and inventory rationalization efforts.\nEnsure PM job plans are aligned with available and critical spare parts.\n\nMinimum Qualifications and Education Required\n\nMin Years of Experience\n\nRequired:\n5 years of experience working with SAP or similar CMMS Software\nPreferred:\n5 years of experience in an industrial work setting\n\nEducation and area of focus\n\nRequired:\nHigh school or GED equivalent\n\nCertifications/Trainings:\n\nPreferred:\nLean Manufacturing \nSMRP - Preventative Maintenance Optimization\n\nCompetencies -Knowledge Skills & Abilities (KSAs)\n\nRequired:\nStrong working knowledge of SAP PM module (CMMS)\nExperience with preventive maintenance planning and scheduling\nUnderstanding of maintenance processes, asset management, and reliability principles\nPreferred:\nExperience in chemical, petrochemical, or industrial manufacturing environments\nFamiliarity with regulatory maintenance requirements\nKnowledge of SMRP best practices or equivalent frameworks\nKey Skills & Competencies\nStrong organizational and planning
