Commercial team.\nThis is a senior opportunity for a commercially astute professional to lead the commercial delivery of major rail infrastructure and depot construction projects across the UK, whilst supporting the continued growth and success of the business. \nThe role reports directly to the Head of Commercial and offers a flexible working arrangement, including home working, head office attendance and site visits where required.\nAbout the Role\nAs Commercial Manager, you will take ownership of the full commercial lifecycle of projects, from pre-contract award through to final account settlement.\nYou will play a key role in managing commercial performance, overseeing depot access agreements, supporting project delivery teams and maintaining strong relationships with clients, suppliers and key stakeholders across the rail industry.\nThis role would suit a commercially driven professional with strong rail infrastructure experience, excellent contractual knowledge and proven leadership skills.\nKey Responsibilities\nLead the commercial management of rail infrastructure and depot projects throughout their lifecycle. \nManage Depot Access Agreements (DAAs) and ensure contractual and operational compliance. \nOversee commercial arrangements for depot services, including maintenance, cleaning, stabling and specialist rail equipment.\nBuild and maintain strong relationships with Train Operating Companies, Network Rail and key service providers. \nLead procurement activities, subcontractor appointments and supplier negotiations. \nTake ownership of Cost Value Reconciliation (CVR) reporting and forecasting. \nPrepare and manage project budgets, cost plans, cash flow forecasts and financial reports. \nIdentify and mitigate commercial risks whilst maximising opportunities for business growth and project success. \nLead and develop commercial teams, supporting professional growth and high performance. \nAdminister NEC3 and NEC4 contracts, including compensation events, claims and final accounts. \nSupport strategic planning, bid submissions and continuous improvement initiatives across the business. \nWhat We're Looking For\nEssential Experience & Skills\nSignificant commercial management experience within rail infrastructure, construction or engineering environments.\nStrong working knowledge of NEC3 and NEC4 contracts.\nProven experience managing project commercial performance, CVRs and financial reporting.\nExperience leading contract negotiations, claims management and final account settlements.\nStrong procurement and supply chain management experience.\nAbility to build and maintain relationships with clients, suppliers and stakeholders.\nExcellent commercial awareness and risk management capabilities.\nStrong leadership and people management skills.\nExcellent communication, negotiation and influencing abilities.\nDesirable\nExperience managing depot operations or depot access agreements.\nChartered status
