This includes overseeing technical operations (MEP systems, HVAC, electrical, plumbing, fire safety), managing soft services (housekeeping, security, landscaping), ensuring health, safety, and compliance, and maintaining strong tenant relationships. The role also involves vendor and contract management, documentation and reporting, and leading a team of facility management professionals to deliver high service standards and operational efficiency.\nYour role\nOperations & Maintenance\nOversee daily operation and maintenance of MEP systems, civil, FAS and FFS (HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).\nEnsure preventive and corrective maintenance is executed as per approved schedules and standards.\nMonitor building performance and troubleshoot recurring issues.\nEnsure uninterrupted utility services (power, water, HVAC).\nSoft Services Management\nOversee housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning services.\nEnsure soft services meet approved SOPs, service levels, and hygiene standards.\nConduct routine inspections and audits to maintain cleanliness, safety, and aesthetics of the building.\nCoordinate staffing levels, shifts, and coverage for soft services teams.\nVendor & Contract Management\nManage FM contractors, service providers, and suppliers.\nReview service reports, verify work completion, and approve invoices.\nEnsure vendors comply with contractual SLAs and KPIs.\nCoordinate AMC contracts for critical equipment.\nHealth, Safety & Compliance\nEnsure compliance with HSE policies, civil defense, local authority, and statutory requirements.\nConduct regular safety inspections and risk assessments.\nEnsure fire life safety systems are fully operational and tested.\nLead emergency response and incident management.\nTenant & Client Management\nAct as primary point of contact for tenants/clients regarding facility issues.\nHandle complaints, service requests, and escalation professionally.\nConduct regular building inspections with tenants and stakeholders.\nDocumentation & Reporting\nMaintain asset registers, O&M manuals, logbooks, and drawings.\nPrepare monthly FM reports including KPIs, incidents, and energy consumption.\nEnsure proper handover and documentation for new assets or upgrades.\nTeam Management\nLead and supervise FM engineers, supervisors, and technicians.\nConduct performance reviews and training programs.\nEnsure staff availability and productivity.\nAbout you\nBachelor’s degree in Facilities Management, Engineering, or related field.\n8 years of experience in facilities/building management (KSA experience preferred)\nStrong knowledge of building systems and local compliance requirements.\nFamiliarity with Saudi building codes and civil defense regulations.\nExcellent organizational, communication, and leadership skills.\nProficiency in facility management software and tools.\nArabic language skills are an advantage.\nTechnical Skills\nStrong knowledge of construction materials, equipment specifications, and industry standards.\nFamiliarity with procurement software and ERP systems.\nSolid understanding of supply chain management and logistics.\nOther Skills\nExcellent negotiation and vendor management skills.\nStrong analytical and cost-control abilities.\nEffective communication and coordination skills.\nAbility to work under pressure and meet tight deadlines.\nCertifications (Preferred)\nCertification in Supply Chain Management or Procurement (e.g., CIPS).\nSafety and compliance training relevant to construction projects.\nMembership in an appropriate professional body.\nRewards & benefits\nExplore the rewards and benefits that help you thrive - at every stage of your life and your career.\nThis includes:\nTax-free salary.\nComprehensive life insurance coverage.\nPremium medical insurance for you.\nGenerous annual leave balance.\nCompany gratuity scheme.\nDiscretionary bonus program.\nAnnual flight contribution.\nRelocation assistance.\nEmployee Wellbeing Program: 24/7 access to specialists in finance, legal matters, family care, personal health, fitness, and nutrition.\nSeize every opportunity to sharpen your skills, expand your expertise, and be recognized for the impact you make.\nAbout AtkinsRéalis\nWe're AtkinsRéalis, a world-class engineering services and nuclear organization.
