They will be responsible for overseeing the maintenance and repair of all equipment and facilities across 6 boutique communities (200 units in all) in Tampa.\nThis includes being a hands-on leader, working on maintenance requests while also training and managing a team of maintenance technicians, scheduling and prioritizing maintenance tasks across 6 properties, and ensuring that all work is completed in a timely and budget-conscious manner.\nThe Maintenance Supervisor, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.\nLocation: Westshore Marina Flats, 5009 S Westshore Blvd, Tampa, FL 33611\nSchedule: Monday thru Friday, 8:00am - 5:00pm, with rotating on-call schedule (some evenings/weekends required)\nPay : $35 per hour + eligible for bonuses (estimation, based upon experience)\nFull time / 40 hours per week\nJob duties include:\nEnsure the completion of all service requests, including assisting techs as applicable\nSupervise, train, develop and lead a team of maintenance technicians\nInspect community continuously, recording and correcting deficiencies\nEnsure that all keys are kept properly\nSchedule and prioritize maintenance tasks\nPerform routine maintenance and repairs on equipment and facilities\nCoordinate with Property Manager to ensure that maintenance work does not disrupt operations\nEnsure compliance with Fair Housing and Miya's Law\nMaintain accurate records of all maintenance work performed\nEnsure that all maintenance work is performed in compliance with safety regulations\nPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily\nService requests made by residents should be completed within 24 hours\nHandle ''on call'' duties whenever needed; will carry a cell phone on a regular basis\nAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)\nOrder supplies (within budgetary guidelines); communicate and coordinate with vendors\nAssist in the distribution of flyers, community signage and other materials\nAssist in picking up litter & maintain small amount of grounds\nPerform preventative maintenance\nKeep inventory\nPerform additional tasks as assigned by Property Manager\nQualifications:\nEPA Universal / HVAC certification is required\n CPO required (or able to obtain CPO within 60 days of hire)\n5+ years of apartment maintenance experience, including 2+ years in a supervisory role.\nStrong expertise in HVAC, plumbing, electrical, appliances, carpentry, and general repairs.\nProven experience maintaining older apartment communities and aging building systems.\nAbility to lead, coach, and hold a team of three maintenance technicians accountable.\nExcellent organizational, communication, and problem-solving skills.\nExperience managing work orders, make-readies, preventive maintenance, and emergency repairs.\nKnowledge of OSHA safety standards and Fair Housing compliance.\nBudget-conscious with experience managing inventory, vendors, and maintenance expenses.\nResident-focused with a commitment to quality workmanship, timely service, and exceptional customer satisfaction.\nReliable, professional, and available for after-hours emergency on-call responsibilities.\nMinimum of basic language skills in English (Spanish speaking / bi-lingual preferred)\nAbility to work independently and as part of a team\nBasic computer skills, including email and some Microsoft products\nA Successful Candidate:\nREAC inspection experience preferred\nMaintains a service-oriented environment by exhibiting a professional appearance and positive attitude\nMust take pride in their work\nMust have the ability to interact effectively with prospects, residents, peers, and management\nBenefits:\nAt Atrium, we invest in the whole you ­­-- your HEALTH, your TIME, your FUTURE, and your GROWTH.
