The ideal candidate is responsible for the day-to-day maintenance and general up keep of the property and building (s) including preventative maintenance programs. General Maintenance Technician will also provide technical assistance, guidance and problem solving to all employees including potential contractor to ensure the efficient and cost effective completion of repairs and maintenance.\nThe base hourly rate is aligned with market data and is estimated between $22.00 to $28.00 an (hour) with the ability to achieve additional compensation through bonus. This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity.\nResponsibilities\nWalk-throughs of tenant and common areas, reporting any maintenance issues in addition to the general appearance.\nGeneral maintenance, orderliness, and cleanliness to ensure the properties and equipment in the buildings are always in good working order.\nAssist Building Management with any special projects.\nMinor plastering and painting as needed.\nMinor plumbing which includes fixing leaks, washers, and minor pipe replacements.\nMinor repairs and/or replacements to doors, locks, and hinges.\nEnsures management team is informed of current building operations and any issues or concerns.\nImmediate response to emergency situations (fire, evacuation, equipment failure, etc.) and tenant concerns.\nComplies with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practicing safe work habits.\nSome heavy lifting may be required.\nTrash/recycling organization and removal to curb for pickup.\nSidewalk and building entrance sweeping to clear away leaves and debris.\nEnsure common areas are clear and presentable i.e., light vacuuming of entryway, rug, wiping down the doors, wiping down elevator panels/buttons, railings, intercom panel, mail panel and doorknobs.\nEnsure all hallways/stairways/common areas are clean and clear of dirt and debris.\nEnsure all lights are on and working properly on all floors/common area spaces.\nLay down ice melt on sidewalk and stairs during inclement weather.\nClear all snow from sidewalk and stairs during inclement weather.\nMeet vendors to provide access for scheduled maintenance.\nAvailable for emergencies and able to provide vendor access accordingly.\nQualifications\nHigh School diploma or GED; some college a plus.\n5+ years of related experience in a commercial property.\nGraduate of apprentice program or trade school is a plus.\nMust always have a clean and professional appearance\nExcellent problem solving and analytical skills.\nMust be dependable, reliable and possess good time management skills.\nMust be proactive and can work autonomously.\nExcellent management skills and ability to work with all levels of employees, tenants, and vendors.\nExcellent oral and written communication skills.\nYou may be the only management staff member on duty; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties.\nThe qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented.\nBasic knowledge and experience with Microsoft Office (Outlook email) on phone and computer.\nOur Equal Opportunity Commitment\nOur Equal Opportunity Commitment\nAvison Young is proud to be an equal opportunity employer, committed to promoting diversity and inclusivity within our workforce.
