All candidates must meet the following expectations and be able to work independently with minimal oversight.\nJob Responsibilities/Accountabilities:\nConstruction expects the following abilities from the Construction Project Manager:\nManage the Pre-construction, preplanning, and construction project scheduling process.\nReview and approve project budgets (labor, material, and subcontractors) to determine allocation of resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.\nNegotiate and create subcontractor contracts with external vendors to reach agreements beneficial to the project.\nManage project finances including profitability and cash flow.\nAccountable for the overall profitability of the job and focused on the cost to complete as it relates to the initial job bid proposal. \nActively be involved in design conflict and resolution for all trades which includes collaborating with engineers, architects etc. to determine the specifications of the project.\nLead strategic planning and project submittal, request for information and change order process\nImplement monthly cost reports and accurate cost projections\nResearch and suggest options on construction means, methods and timelines\nResponsible for recognizing and implementing change orders, as necessary.\nResponsible for approval of the payment supplier and subcontractor invoices.\nEnsure adherence to all health and safety standards and report issues.\nIn-depth understanding of construction procedures and material and project management principles\nStrong leadership skills.\nScheduling, logistics and procurement of equipment and materials\nMaintain and develop client relationships.\nIdentify and engage in pursuing upcoming work.\nProject, identify and manage CAD, fabrication and field labor resources required\nMaintains safe and clean working environment by enforcing procedures, rules, and regulations.\nSupervisory / Budgetary / External Communication Responsibility\nDirect responsibility for Subcontractors \nIndirect responsibility for B & K and subcontractor field personnel and internal support services. \nDirect responsibility for PE’s and/or APMs\nKnowledge, skill and ability requirements (minimum competencies required for job performance)\nStrong verbal, written and interpersonal skills. \nConsistent dependability and availability. \nAbility to work in a fast-paced construction office environment \nAbility to organize and curate documents related to work orders and personnel \nAptitude to learn new systems. \nExcellent ability in Microsoft Projects, Office, Excel, Word, etc. \nExperience with AutoBid, P6 Scheduler and Bluebeam are preferred \nMechanical Knowledge. \nProject Management. \nTrain estimating staff on technical aspects of Project Management \nUnderstand company resource production capabilities and implement in the construction process, i.e., daily coordinating with Superintendent. \nProfessionally solicit vendors and suppliers during the procurement process. \nAbility to prepare a SWOT Analysis for projects and future projects.\nPrior work experience and educational requirements\nBachelor’s degree from a four-year college or university; or 10 + years of related experience and/or training; or equivalent combination of education and experience. \n5 years of experience in the construction field leading project that are up to $15 M in scope.\nPHYSICAL DEMANDS\nThe physical demands are those associated with working in a typical office environment and miscellaneous filed travel.\nNOTE: This job description is not intended to be all-inclusive.
