This is an exciting opportunity to join a growing team that is involved in all aspects of the development and construction life cycle.\nKey Responsibilities\nSupport the construction and asset management team with deals involving construction or capital\nexpenditure projects;\nAnalyze construction progress while identifying potential risks, opportunities, and concerns;\nPrepare comprehensive cost and design review reporting for development projects;\nResearch and analyze market trends with respect to current and anticipated costs of material and\nlabor;\nFor debt deals, conduct monthly site visits to ongoing projects and prepare monitoring reports;\nManage lender draw and pay application processes with client and asset management teams;\nLiaison with operating partners, borrowers, and leading members of the asset management team to\nensure business plan execution;\nConsistently assess the value of reengineering a project versus time and scheduling constraints, saving\ncosts without affecting the integrity of the project. Effectively weigh the cost/benefits to the overall project and customer experience; and\nDevelop institutional knowledge for the firm through case studies and contributing to an internal database of project information.\nOversee the successful completion of construction projects within our client’s portfolios;\nParticipate in the continued growth and improvement of all reporting functions within the construction\nteam; and\nDevelop institutional knowledge for the firm through case studies and contributing to an internal\ndatabase of project information.\nProfessional Experience\nA minimum of 5 years' relevant experience\nGeneral contracting, developer, construction management, architectural, or engineering experience preferred; client-facing experience preferred\nExperience with the following software/technology:o Proficient in Microsoft Office Suite, Adobe Acrobat or BlueBeam\no Construction scheduling software (ex. Microsoft Project, Primavera P6, etc.)\no Construction/project management software (ex. Procore, CMiC, BuilderTrend/CoConstruct,\nSmartsheet, etc.)\no Construction technologies such as BIM, AutoCAD, SketchUp, BlueBeam\no Integrated Project Delivery (IPD), Lean Construction, Push-Pull Planning\n\nExperience with standard general contractor and consultant contract forms\nExperience with running the bidding/solicitation and vendor selection process\nExperience navigating the entitlement and planning process\nEducation/Certification\nBachelor’s Degree required, preferably in construction management, engineering, or architecture\nPMP, LEED Certification preferred\nEssential Skills & Competencies\nBellwether seeks to hire entrepreneurial individuals who are highly motivated, mature and intelligent, with demonstrated excellence in prior endeavors.
