You should be organized, solutions-oriented, and capable of motivating a team to deliver high-quality results that support resident satisfaction and asset performance.\nJob Type: Full-time\nPay: $35-$37 per hour\nSchedule:\n8AM to 4:30 PM(however hours may vary)\nMonday to Friday\nOn call\nWeekends as needed\nHere are some things that will make you successful:\nReliable transportation to get to work \n2-3 years of experiencein residential maintenance, including team leadership or supervisory experience \nA passion and abilityto lead and develop team members \nStrong communicationskills with the ability to interact professionally with residents, vendors, and team members\nStrong ability toprioritize and manage multiple complex tasksacross a dynamic property environment \nWorking knowledge ofHVAC, plumbing, electrical, carpentry,and general maintenance practices \nFamiliarity with property management systems (e.g., Yardi, AppFolio) is a plus \nEPA certification, HVAC license, or other relevant credentials are aplus \nAbility tolift upto 50 pounds \nWhat you will be doing:\nAs theMaintenance Supervisor, you will oversee all aspects of property maintenance operations.You’llmanage service requests, unit turnovers, preventative maintenance, vendor relationships, and the daily workflow of the maintenance team. This role requires both strong leadership and a hands-on approach to ensure the property ismaintainedto the higheststandards,and all resident concerns are addressed quickly and professionally.\nYou will work closely with the Property Manager to meet operational goals, improve maintenance processes, andmaintaincompliance with safety and building regulations.\nCore responsibilities include:\nCreate and implement a daily plan of action to maximize maintenance team productivity and prioritize tasks efficiently \nCoordinate unit turns with vendors and contractors to ensuretimely, high-quality apartment readiness \nOversee and ensuretimelycompletion of all service requests, work orders, and assigned maintenance tasks \nPerform routine property inspections toidentifyand address maintenance issues proactively\nAssistin preventative maintenance efforts to extend the life of property systems and equipment\nEnsure all workcomplies withsafety standards, building codes, and company policies\nOrder and manage maintenance supplies to ensure availability of necessary materials and control inventory costs \nMaintainaccuraterecords of maintenance activities, supplies, and vendor work to support operational efficiency and compliance \nDelivernotices and communications to residents as directed by management\nParticipate inanon-call schedulefor after-hours maintenance
