This role oversees project budgets, schedules, subcontractors, procurement, quality control, safety, and client relations to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.\nThe Project Manager works closely with owners, architects, engineers, superintendents, consultants, and subcontractors to drive project success and maintain strong relationships throughout the project lifecycle.\nEssential Duties & Responsibilities Project Planning & Preconstruction\nParticipate in project turnover and preconstruction planning activities.\nReview contracts, drawings, specifications, and scope of work.\nDevelop project schedules, milestones, logistics plans, and procurement strategies.\nIdentify project risks and implement mitigation plans.\nParticipate in constructability reviews and value engineering efforts.\nDevelop and maintain project budgets and forecasts.\nFinancial Management\nOwn project financial performance from project startup through closeout.\nPrepare and maintain budgets, forecasts, and cost reports.\nTrack labor productivity, material costs, subcontractor costs, and contingencies.\nReview and approve invoices, purchase orders, and pay applications.\nManage change orders, pricing, and cost impacts.\nIdentify opportunities to improve profitability and reduce risk.\nEnsure timely owner billings and subcontractor payments.\nScheduling & Project Execution\nDevelop and maintain master project schedules and look-ahead schedules.\nMonitor progress and proactively address schedule impacts.\nCoordinate all trades to ensure efficient workflow and sequencing.\nConduct regular jobsite visits to monitor safety, quality, and progress.\nSupport field teams in achieving project milestones and turnover dates.\nSubcontractor & Vendor Management\nSolicit, qualify, and manage subcontractors and vendors.\nConduct subcontractor scope reviews and preconstruction meetings.\nMonitor subcontractor performance related to safety, schedule, and quality.\nCoordinate procurement and long-lead materials.\nResolve field conflicts and performance issues as necessary.\nClient & Stakeholder Relations\nServe as the primary point of contact for owners and project stakeholders.\nLead Owner-Architect-Contractor (OAC) meetings.\nMaintain strong relationships with clients, consultants, and trade partners.\nCommunicate project status, risks, and solutions proactively.\nEnsure exceptional customer satisfaction throughout the project lifecycle.\nQuality Control & Safety\nPromote and enforce company safety policies and OSHA regulations.\nPartner with field leadership to maintain quality standards.\nMinimize rework and punch list items through proactive management.\nEnsure work is completed in accordance with contract documents and specifications.\nProject Documentation & Closeout\nManage RFIs, submittals, ASIs, meeting minutes, and project documentation.\nOversee project closeout activities, including punch lists and turnover documentation.\nEnsure warranties, as-builts, and O&M manuals are complete.\nFacilitate final owner acceptance and project completion.\nQualifications & ExperienceRequired\nBachelor’s degree in Construction Management, Engineering, or a related field preferred.\nMinimum of five (5) years of project management experience in multifamily or commercial construction.\nExperience managing ground-up multifamily residential projects.\nStrong understanding of wood-frame, podium, steel, and concrete construction methods.\nExperience managing projects ranging from $10M to $100M+.\nProficiency with Procore, Bluebeam, Microsoft Office, and scheduling software.\nValid driver’s license and ability to travel to project sites.\nPreferred\nExperience with affordable housing, market-rate apartments, student housing, or mixed-use developments.\nOSHA 30 certification.\nExperience with Primavera P6 or Microsoft Project.\nKnowledge, Skills & Abilities\nStrong leadership and team management skills.\nExcellent communication and relationship-building abilities.\nStrong financial acumen and understanding of project cost controls.\nAbility to manage multiple priorities in a fast-paced environment.\nStrong negotiation and conflict-resolution skills.\nAbility to read and interpret drawings, specifications, and contracts.\nAbility to proactively identify risks and implement solutions.\nWork Environment & Physical Requirements\nCombination of office and field work on active construction sites.\nFrequent travel to project locations as required.\nAbility to walk jobsites, climb stairs and ladders, and navigate uneven terrain.\nAbility to work in varying weather conditions.\nAbility to lift up to 25
