This job is accountable for the management, financial and operational performance of a facility or group of facilities within a region. The Facility Supervisor is the primary BGIS representative for day-to-day contact with the Client and the Tenants for performance of the contract.\n\nKEY DUTIES & RESPONSIBILITIES\nPeople Leadership\nDemonstrates strong, competent leadership for team members to guide them in reaching their full potential and meeting their objectives, which supports achievement of our corporate goals. Specifically, these responsibilities include but not limited to:\nFull involvement with recruiting talent.\n\nProvides mentoring, coaching and guidance to all team members.\n\nObjectively recommends compensation adjustments.\n\nManages all aspects of performance.\n\nSupervise Team Members including directing activities, establishing goals and objectives, performance evaluation and communicating vision for operations and maintenance; supervise Maintenance Team Leader (MTL) with a team of greater than ten (10) Team Members including Technicians, Tenant Service Coordinators, Property Service Coordinators, Admin Assistants, Facility Manager I etc.\n\nFinancial control\nResponsible for the development of budgets (O&M, Transaction {rents etc.} and capital project expenditures) and be able to defend the logic to superiors and clients.\n\nUsing Brookfield Global Integrated Solutions financial reports, perform monthly budget analyse and reforecast allocations as necessary.\n\nMeet annual targets as per contractual performance indicator.\n\nFacility Management\nManages facilities with square footage between 500,000 and one million. Properties have multiple tenants and moderately complex building operations component e.g. HVAC system, life safety system etc.\n\nLiaison with Client and Tenant on day-to-day facility management activities.\n\nDevelop and maintain complex preventative and corrective maintenance schedules; perform all maintenance to ensure asset integrity and value of all building systems and architectural components.\n\nEnsure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, building code and health and safety issues by applying cursory knowledge of legislation related to these areas.\n\nSub-contracts for services and goods:\nPrepare tender documents for RFP, tender and analyse bids.\n\nNegotiate best possible terms and prepare contract documents.\n\nApprove service contracts up to authority level.\n\nMonitor sub-contractor performance.\n\nAnnual Building Inspection (ABI)\nPerform annual inspection of all sites and evaluate the condition of all building components.\n\nDerive a project plan.\n\nTenant Service work\nEvaluate tenant requests and demonstrate expertise by recommending cost saving or otherwise more beneficial alternatives.\n\nPerformance Evaluators\nMonitor results of various contract service performance indicators and develop action plan for deviations.\n\nMeet all service level performance indicators.\n\nPerform simple cost benefit analysis.\n\nPrepare strategic analysis of properties considering financial indicators, market analysis and long-term project plans.\n\nMonitor service level request from clients and ensure that they are within the scope of the contract;
