Working closely with the VP Finance and senior operational leaders, this role is responsible for providing financial leadership across divisional financial planning, budgeting, forecasting, business performance analysis, investment evaluation, and strategic initiatives.\nThe successful candidate will bring strong financial expertise, analytical capabilities, and business acumen, with an understanding of land development, homebuilding, and real estate finance. This individual will play a critical role in driving financial performance, challenging assumptions, identifying risks and opportunities, and delivering actionable insights that support informed decision-making across the division. This position requires a proactive, results-oriented leader who thrives in a fast-paced, entrepreneurial environment, takes ownership of complex financial initiatives, and builds strong relationships necessary to advance into a senior finance leadership position.\nKey Responsibilities:\nFinancial Planning, Forecasting & Business Performance:\nLead annual business planning, budgeting, quarterly forecasting, and long-range financial planning processes in alignment with divisional and corporate objectives.\nOversee financial performance analysis across land development and homebuilding operations, identifying key trends, risks, opportunities, and areas for improvement.\nDevelop and maintain comprehensive financial forecasts, including revenue, gross margin, NOI, cash flow, and return metrics.\nPartner with operational leaders to evaluate performance against business plans, understand variances, and develop actionable strategies to achieve financial objectives.\nProvide forward-looking financial analysis and scenario modeling to support strategic planning, resource allocation, and operational decisions.\nPrepare and present financial results, forecasts, and business performance insights to divisional and corporate leadership.\nStrategic Finance & Operational Partnership:\nServe as a trusted financial business partner to Land, Development, and Homebuilding leaders, providing meaningful financial insights that support operational execution and profitability.\nCollaborate with cross-functional teams to evaluate community performance, development schedules, pricing strategies, cost structures, and investment returns.\nChallenge financial and operational assumptions, identify potential risks, and recommend strategies to improve business performance.\nSupport strategic initiatives and special projects through detailed financial analysis, modeling, and recommendations.\nProvide independent, data-driven perspectives that influence executive decision-making and promote financial accountability.\nDevelop a strong understanding of divisional operations and translate financial results into actionable business recommendations.\n\n Financial Modeling, Analysis & Investment Evaluation:\nOversee the development, maintenance, and analysis of land development and community financial pro formas, ensuring accuracy, consistency, and alignment with business objectives.\nEvaluate project-level financial performance, including gross margins, cash flow, IRR, ROI, and other key financial metrics.\nSupport the financial evaluation of land acquisitions, development opportunities, and strategic investments as needed.\nPerform sensitivity analyses and evaluate alternative business scenarios to assess financial impacts and optimize returns.\nPartner with operational teams to assess project feasibility, development costs, timing assumptions, and overall profitability.\nEnsure financial models and investment analyses provide meaningful insights to support both short-term operational decisions and long-term strategic objectives.\nFinancial Reporting, Systems & Process Improvement:\nEnhance financial reporting, dashboards, and analytical tools to provide greater visibility into divisional and project-level performance.\nIdentify opportunities to improve financial processes, reporting accuracy, forecasting capabilities, and operational efficiencies.\nLeverage financial systems, technology, and data analytics to streamline reporting and strengthen decision-making.\nPromote consistency, accuracy, and accountability in financial reporting and planning processes.\nCollaborate with Accounting, Finance, and operational teams to ensure financial information is reliable, timely, and aligned with business needs.\n\n Leadership & Professional Development:\nLead, mentor, and develop finance team members, fostering a culture of accountability, collaboration, continuous improvement, and professional
