The position issues purchase orders to the trade partners, prices custom items for Sales team members and Interior Designers, processes change orders, and reviews agreements\n\nKey Responsibilities:\nIssue purchase orders in an accurate, timely manner to meet production.\nPrepare cost to completes at the close of the job to ensure accurate accruals.\nCalculate and maintain material take -offs (lumber, finishing materials, steel, concrete, etc.) from working drawings and check take -offs provided by suppliers.\nStay current with changes in the industry.\nAssist with review of purchase orders.\nCollaborate with construction to resolve issues related to quantities, product, quality, and timing.\nReview new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects of specifications.\nEnsure agreement review, change orders and pricing requests are processed with priority and in a timely manner.\nEnsure all change orders are communicated to the field staff, office staff and trades.\nPrice custom requests from sales that fall within acceptable guidelines.\nCollaborate with construction to provide issues/resolutions for product quality, delivery, or specification issues.\nMaintain current, competitive cost and product information under changing market conditions.\nPrepare preliminary cost comparisons for specification changes to guide management decisions.\nMaintain accurate and comprehensive pricing for standard options.\nAssist in the tendering of new phases and new plans. Prepare tender documents for approval by the Estimating Manager for trade contractors to be invited for bids.\nCompare bids with respect to prices, past performance, or in the case of a trade contractor new to Brookfield, their relationship with other builders.\nUpon review and approval of the Estimating Manager and Construction Manager award contracts to successful bidders.\nReview and research weekly variances to improve operational efficiency.\nDevelop and maintain relationships with specific vendors assigned to each project and review new projects and vendors to identify opportunities for improved quality and cost effectiveness.\nPromote a professional business relationship with trades and suppliers.\nMaintain and foster open and knowledgeable communication with vendors.\nAssist in preparing monthly anchor budget reviews, standard option pricing and cost analysis for all plans, including forecast figures of cost fluctuations for approval by the Estimating Manager.\n\nWhat You'll Bring:\nPost -secondary education in Architectural Technologies/Building Development Technologies or experienced Certified Engineering Technologist.\n3-5 years of residential construction experience, with strong construction process knowledge.\nA sound understanding and technical foundation of various building types, traditional subcontractor work scopes, construction systems and methods, construction specifications, building codes and requirements, construction tendering practices, and contract types.\nNewStar Experience would be an asset.\nProficiency in Accounting and Estimating Software.\nAbility to work well under pressure.\nStrong computer proficiency, including Microsoft Office, with experience in project cost control, budget management, and strong analytical, verbal, and written communication skills.\n\nWhat We Offer:\nCompetitive compensation and Total Rewards Package.\nExcellent extended medical, dental and vision benefits beginning day 1\nRRSP program, contributions begins day 1\nCareer development programs\nPaid Volunteer Hours\nPaid parental leave\nFamily planning assistance including IVF, surrogacy and adoptions options\nWellness and mental health resources\nPet insurance offering\nA culture based on our values of Passion, Integrity and Community!\nThe above statements are intended to describe the general nature and level of work being performed.
