This role plays a critical part in ensuring homes meet company standards for Clean, Safe, and Functional while supporting efficient turnaround timelines.\nTechnicians are expected to perform a variety of maintenance and repair tasks to support property readiness. The responsibilities listed above represent common duties; however, work is not limited to these items and may vary based on property needs and business priorities.\nThis role requires strong time management and the ability to work independently, as technicians are responsible for managing their own daily workload and ensuring homes are completed within required timelines.\nEssential Job Functions\nInspection & Turn Support\nPerform initial move-out inspections on assigned homes \nIdentify and document repair needs, damages, to create the scope of work \nAssist with punch walks and final readiness tasks as requested \nSupport efforts to bring homes to leasing readiness quickly and efficiently \nBasic Repairs & Turn Readiness\nInstall and replace door stops, blinds, and basic hardware \nInstall and test smoke detectors and CO detectors \nPerform smart lock installations and basic troubleshooting \nComplete light interior painting and wall touch-ups \nClean and prep walls for readiness \nReplace light fixtures and bulbs as needed \nComplete minor drywall patching and basic repairs \nTurn Efficiency\nComplete repairs during the initial visit whenever possible \nReduce repeat trips and support timely turn completion \nCommunicate repair needs that require additional support or vendor involvement \nDocumentation\nRecord inspection findings and completed repairs in company systems \nUpload before/after photos and notes as required \nMaintain accurate and timely status updates \nPerform other duties as assigned to support business objectives \nPerformance Expectations & Key Metrics:\nPerformance will be evaluated based on measurable outcomes aligned with company and departmental goals.
