The General Manager builds strong local community relationships, champions corporate-wide initiatives and achieves operational excellence in all areas while complying with safety and health principles.\n Responsibilities\nOperate a clean, well maintained property providing guests with a positive shopping experience\n\nPrepare and manage multi-year ordinary capital and operating expense plans to meet or exceed company expectations\n\nStrong ownership and knowledge of key metrics for the property including net operating income, cash flow, occupancy, sales, and property financing\n\nManage and develop the talent of the property team while ensuring compliance with all company policies and procedures\n\nDemonstrate executive leadership by guiding successful teams representative of the company’s core values\n\nPartner with corporate departments including Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, Development (as needed) to ensure property and corporate objectives are met\n\nDevelop strong relationships with existing and prospective tenants to know sales performance, merchandise trends, top performing categories/brands and be familiar with local market business and real estate trends\n\nDevelop favorable relationships with local officials, government leaders, first responders, key stakeholders, and community organizations\n\nIdentify opportunities to create meaningful partnerships and experiences that drive community connection with the property\n\nUnderstand all REA obligations and partnerships with adjacent property owners\n\nSupport the real estate tax team in developing proactive tax strategies\n\nSupport corporate sustainability efforts to reduce the property’s carbon footprint\n\nMonitor and assist with accounts receivables as needed to achieve company objectives\n\nSupport the Safety, Health, and Environment program by incorporating GGP’s Life Saving Principles into your work planning and execution\n\nParticipate in the Manager on Duty (MOD) schedule during non-office hours, including evenings, weekends, and holidays. MOD coverage may be defined as on call, when appropriate, and the MOD is required to be on-site at least one Saturday per month. The on-site requirements of the MOD will be determined and approved by leadership.\n\nOther duties as assigned\n\n Qualifications\nHigh school diploma or GED required\n\nBachelor’s degree preferred\n\n2+ years of experience or training in shopping centers or equivalent management and leadership\n\nStrong leadership, interpersonal and relationship building skills\n\nGood working knowledge of financial analysis, budgeting, and forecasting\n\nEffective writing and communication skills in public speaking\n\nAbility to adapt to changing work environment\n\nStrong working knowledge of various computer software such as Microsoft Office, Microsoft Teams, JDEdwards, Salesforce\n\nRecognizable industry certification preferred\n\nOSHA General Industries 30-Hour course preferred\n\nCore Competencies: Decision Quality, Directs Work, Builds Networks, Communicates Effectively, Being Resilient\nThe physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
