Working throughout multiple buildings and outdoor areas, the Porter keeps the property clean, orderly, and welcoming for residents, prospects, and guests, and supports the maintenance team with trash-outs, make-ready turns, and light repairs.\n1. Grounds & Curb Appeal (55%)\nConduct daily property walks to police litter and debris from grounds, lakes, parking lots, sidewalks, breezeways, stairwells, and entrances\nMaintain trash and recycling areas, including dumpster and compactor enclosures; break down boxes, keep enclosures clean, and ensure gates and doors are secured\nService the valet trash program where applicable, and keep breezeway landings free of trash and personal items per community policy\nMaintain pet waste stations, dog parks, and playground areas; restock bags and remove waste\nRemove cobwebs, dirt, and debris from breezeways, railings, light fixtures, signage, and entry doors\nPressure wash breezeways, sidewalks, stairwells, pool decks, and building exteriors as scheduled\nRemove gum, graffiti, and stains from common surfaces\nPerform seasonal grounds work such as leaf and snow removal, salting/de-icing walkways, and basic landscaping support (weeding, edging touch-ups, mulch spreading) as directed\nClean entry and directional signs \n2. Common Area & Amenity Cleaning (20%)\nClean and maintain the leasing office, clubhouse, fitness center, business center, mail center, laundry rooms, and model/vacant units\nClean and restock common-area and amenity restrooms\nSkim debris from the pool, straighten and clean pool furniture, and keep the pool deck, lakes, and gates clean and safe\nSweep, mop, scrub, wax, and polish common-area floors; clean carpets, rugs, upholstered furniture, and window glass\nDust and wipe down furniture, fixtures, and equipment in common areas\nSet up and break down tables, chairs, and furnishings for resident events or community meetings\n3. Cleaning & Sanitation\nWet- or dry-mop floors, shampoo carpets and rugs, wash walls and glass, and remove rubbish\nSweep, scrub, wax, and polish floors, lighting fixtures, and trim\nEmpty and sanitize trash receptacles throughout common areas\n4. Maintenance & Make-Ready Support (5%)\nReplace common-area and exterior light bulbs and report burned-out fixtures or lighting outages\nAssist the maintenance team with make-ready/unit turns, including trash-outs of vacant units and hauling debris and old appliances\nTransport tools, equipment, appliances, and supplies between buildings and units\n5. Resident Service & Communication (5%)\nDistribute community notices, flyers, and door hangers as directed\nProvide courteous, professional service to residents, prospects, and vendors\nSupport a clean, safe, and positive community environment that reflects well on the property\n6. Safety & Reporting (5%)\nInspects grounds and common areas for hazards, reports unsafe conditions, needed repairs, and policy violations to the supervisor, and follows all safety procedures and proper equipment and chemical handling.\n7. Any additional job duties as assigned by your supervisor\nComputer and smart phone literacy required. Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities. Multilingual skills are a plus.\nEducation\nHigh school diploma/GED required\nWork Experience\n\nPrior custodial, groundskeeping, or general maintenance experience on a multi-unit residential or commercial property.\nAbility to work outdoors in all weather conditions and perform physical labor, including lifting, bending, and climbing stairs, throughout the shift.\nDependable and punctual; follows instructions, safety procedures, and management direction.\nLicenses & Certifications\nValid driver's license (for operating community/maintenance vehicles or golf cart) preferred\nGreat Incentives!\nWe care about the well-being and work-life balance of our valued associates!
