Land Development Construction Manager will manage residential projects, engineering design, estimating, budgeting, development, and dedication of site improvements of our communities.\nKey Responsibilities:\nOverseeing daily land development field operations on multiple projects\nThe Development Manager will work with the Director of Acquisitions & Development to provide input during due diligence period, design, budget processes and project management\nManaging contractors, verifying work completion/monitoring progress\nAbility to source contractors, engineers, surveyors, and consultants to provide bids for due diligence and preliminary budget estimates\nPrepare project planning and development schedules\nMonitor schedules weekly to ensure timely delivery of completed development projects.\nFormulate detailed project budgets based on third-party bids\nTrack costs while proactively managing site progress to ensure projects are delivered within budgeted cost and time.\nProvide site inspections to identify project status, progress and risk management\nCoordinate contractors and inspectors for completion of land development projects\nReview, reconcile, and approve progress pay applications\nManage daily the general contractor operations, vendor, and other contractor scheduling, obtaining all necessary permitting and ensuring work is aligned with the plans for each project\nUnderstanding of developer agreements, project dedication and bond release work\nCoordinating land development work with homebuilding operations\nRequirements\nEducation: Bachelor’s degree in Civil Engineering, Urban Planning, Construction Management, or related field preferred.\nExperience: Minimum of 4 years of experience in land development or a related field, preferably in the residential home building industry.\n Skills: Strong project management and organizational skills, excellent communication and negotiation abilities, proficiency in project management software (e.g., Microsoft Project, Procore), and advanced Excel skills.\nAttributes: Detail-oriented, proactive, ability to work under pressure, and strong problem-solving
