Construction Manager: Multifamily Development & Special Projects
Location: San Mateo, California
Salary Range: $140,000-180,000 + bonus potential
Work Arrangement: Hybrid (3 days in office) with site visits required

Our SelectLeaders Client is seeking a Construction Manager to oversee multifamily development, renovation, accessory dwelling unit (ADU), unit conversion, and special construction projects across its residential portfolio. This individual will serve as the owner's representative throughout the project lifecycle, managing projects from due diligence and preconstruction through permitting, construction, inspections, turnover, and closeout.
The Construction Manager will partner closely with contractors, consultants, property teams, municipal agencies, utilities, and internal stakeholders to ensure projects are delivered safely, on schedule, within budget, and in accordance with applicable codes and quality standards. The ideal candidate brings strong construction expertise, sound judgment, and the ability to manage multiple projects while proactively identifying risks and communicating project impacts to stakeholders.
Key Responsibilities
Serve as the owner's representative for multifamily ground-up development, renovations, ADUs, unit conversions, and other special construction initiatives.
Lead projects from initial due diligence and feasibility through preconstruction, permitting, construction, inspection, turnover, and closeout.
Support ground-up development projects through planning, design coordination, permitting, construction, and project delivery.
Conduct site assessments and evaluate existing building conditions to develop scopes of work and identify potential construction challenges.
Lead project planning activities including scope development, estimating, budgeting, scheduling, feasibility assessments, and constructability reviews.
Manage general contractors, subcontractors, architects, engineers, consultants, vendors, and other project partners throughout the project lifecycle.
Review architectural, civil, structural, mechanical, electrical, plumbing, and other construction documents to identify risks, constructability concerns, and opportunities for cost and schedule efficiencies.
Coordinate permitting, inspections, approvals, and other requirements with local planning and building departments, utilities, and municipal agencies.
Monitor project budgets, schedules, forecasts, and change orders to maintain financial and operational accountability.
Coordinate RFIs, submittals, inspections, product approvals, change management, and project documentation.
Conduct regular site visits and provide on-site oversight to ensure work meets plans, specifications, quality expectations, safety requirements, and project milestones.
Partner with property management, operations, leasing, and other internal teams to assess the impact of construction projects on residents, properties, and ongoing operations.
Identify and proactively mitigate project risks, communicating changes, delays, and recommendations to leadership and key stakeholders.
Coordinate project turnover, licensing, insurance requirements, closeout documentation, and final inspections.
Support annual and project-level capital planning and provide recommendations related to scope, cost, schedule, risk, and expected project value.
Build and maintain strong working relationships with contractors, consultants, municipal representatives, utilities, and other industry partners.
Manage multiple concurrent projects and priorities while maintaining strong attention to detail and project accountability.
Qualifications
5+ years of construction management experience, with experience in multifamily residential development, ground-up construction, renovation, or special projects.
Experience working for a real estate owner, developer, construction management firm, or general contractor.
Demonstrated experience managing projects from preconstruction through completion, including budgeting, scheduling, permitting, construction, and closeout.
Experience working with general contractors, subcontractors, architects, engineers, consultants, utilities, and municipal agencies.
Strong understanding of construction means and methods, building systems, permitting, inspections, and applicable building codes.
Ability to read and interpret architectural, civil, structural, mechanical, electrical, plumbing, landscape, and other construction documents.
Experience evaluating existing building conditions and developing scopes of work, budgets, schedules, and project recommendations.
Strong project management skills with the ability to manage budgets, schedules, contracts, and multiple concurrent projects.
Experience working in or around occupied residential communities and minimizing disruption to residents and property operations.
Strong communication and stakeholder management skills, with the ability to clearly communicate project risks, changes, recommendations, and decisions.
Proficiency with Microsoft Office and familiarity with construction, project management, document management, budgeting, scheduling, and collaboration software.
Ability to travel regularly to active construction and development sites.
Bachelor's degree preferred, particularly in construction management, engineering, architecture, business, or a related field.
Experience with multifamily ground-up development and new construction.
Experience with accessory dwelling units, unit conversions, infill construction, or similar residential development projects.
Experience navigating local permitting, entitlement, utility coordination, inspections, and municipal requirements.
Multifamily renovation or capital improvement experience.
Experience working directly for a real estate owner or developer in an owner's representative capacity.
Strong network of contractors, consultants, and construction professionals within the local market.
Experience supporting feasibility studies, business cases, capital planning, or development opportunities.
