This individual will serve as the owner's representative throughout the project lifecycle, managing projects from due diligence and preconstruction through permitting, construction, inspections, turnover, and closeout.\nThe Construction Manager will partner closely with contractors, consultants, property teams, municipal agencies, utilities, and internal stakeholders to ensure projects are delivered safely, on schedule, within budget, and in accordance with applicable codes and quality standards. The ideal candidate brings strong construction expertise, sound judgment, and the ability to manage multiple projects while proactively identifying risks and communicating project impacts to stakeholders.\nKey Responsibilities\nServe as the owner's representative for multifamily ground-up development, renovations, ADUs, unit conversions, and other special construction initiatives.\n\nLead projects from initial due diligence and feasibility through preconstruction, permitting, construction, inspection, turnover, and closeout.\n\nSupport ground-up development projects through planning, design coordination, permitting, construction, and project delivery.\n\nConduct site assessments and evaluate existing building conditions to develop scopes of work and identify potential construction challenges.\n\nLead project planning activities including scope development, estimating, budgeting, scheduling, feasibility assessments, and constructability reviews.\n\nManage general contractors, subcontractors, architects, engineers, consultants, vendors, and other project partners throughout the project lifecycle.\n\nReview architectural, civil, structural, mechanical, electrical, plumbing, and other construction documents to identify risks, constructability concerns, and opportunities for cost and schedule efficiencies.\n\nCoordinate permitting, inspections, approvals, and other requirements with local planning and building departments, utilities, and municipal agencies.\n\nMonitor project budgets, schedules, forecasts, and change orders to maintain financial and operational accountability.\n\nCoordinate RFIs, submittals, inspections, product approvals, change management, and project documentation.\n\nConduct regular site visits and provide on-site oversight to ensure work meets plans, specifications, quality expectations, safety requirements, and project milestones.\n\nPartner with property management, operations, leasing, and other internal teams to assess the impact of construction projects on residents, properties, and ongoing operations.\n\nIdentify and proactively mitigate project risks, communicating changes, delays, and recommendations to leadership and key stakeholders.\n\nCoordinate project turnover, licensing, insurance requirements, closeout documentation, and final inspections.\n\nSupport annual and project-level capital planning and provide recommendations related to scope, cost, schedule, risk, and expected project value.\n\nBuild and maintain strong working relationships with contractors, consultants, municipal representatives, utilities, and other industry partners.\n\nManage multiple concurrent projects and priorities while maintaining strong attention to detail and project accountability.\n\nQualifications\n5+ years of construction management experience, with experience in multifamily residential development, ground-up construction, renovation, or special projects.\n\nExperience working for a real estate owner, developer, construction management firm, or general contractor.\n\nDemonstrated experience managing projects from preconstruction through completion, including budgeting, scheduling, permitting, construction, and closeout.\n\nExperience working with general contractors, subcontractors, architects, engineers, consultants, utilities, and municipal agencies.\n\nStrong understanding of construction means and methods, building systems, permitting, inspections, and applicable building codes.\n\nAbility to read and interpret architectural, civil, structural, mechanical, electrical, plumbing, landscape, and other construction documents.\n\nExperience evaluating existing building conditions and developing scopes of work, budgets, schedules, and project recommendations.\n\nStrong project management skills with the ability to manage budgets, schedules, contracts, and multiple concurrent projects.\n\nExperience working in or around occupied residential communities and minimizing disruption to residents and property operations.\n\nStrong communication and stakeholder management skills, with the ability to clearly communicate project risks, changes, recommendations, and decisions.\n\nProficiency with Microsoft Office and familiarity with construction, project management, document management, budgeting, scheduling, and collaboration software.\n\nAbility to travel regularly to active construction and development sites.\n\nBachelor's degree preferred, particularly in construction management, engineering, architecture, business, or a related field.\n\nPreferred Background\nExperience with multifamily ground-up development and new construction.\n\nExperience with accessory dwelling units, unit conversions, infill construction, or similar residential development projects.\n\nExperience navigating local permitting, entitlement, utility coordination, inspections, and municipal requirements.\n\nMultifamily renovation or capital improvement experience.\n\nExperience working directly for a real estate owner or developer in an owner's representative capacity.\n\nStrong network of contractors, consultants, and construction professionals within the local market.\n\nExperience supporting feasibility studies, business cases, capital planning, or development
