This opportunity is ideal for a highly motivated construction professional with strong leadership, communication, financial management, and project management skills.\nResponsibilities\nPreconstruction\nReview and thoroughly understand plans, specifications, and construction documents.\nIdentify design deficiencies, constructability issues, and potential code concerns.\nParticipate in bid review meetings and project turnover with the estimating team.\nLead preconstruction meetings with project stakeholders, including clients, architects, engineers, subcontractors, and field personnel.\nDevelop meeting agendas and distribute meeting minutes.\nCreate and maintain the Critical Path Schedule.\nCollaborate with field leadership to develop project logistics, quality control procedures, safety plans, staffing plans, and overall construction strategy.\nNegotiate subcontractor and vendor agreements to achieve project buyout goals.\nProcure owner-furnished materials and temporary facilities/equipment as required.\nObtain all necessary permits and approvals.\nCoordinate with architects, engineers, clients, and field teams to ensure successful project planning.\nConstruction\nManage all aspects of project execution from mobilization through completion.\nCoordinate daily with the Superintendent to ensure schedule, quality, safety, and budget objectives are achieved.\nLead and mentor project staff while fostering strong collaboration among the entire project team.\nManage submittals, shop drawings, RFIs, and project documentation.\nEnsure compliance with company standards, contract documents, applicable codes, and quality requirements.\nMaintain and update the project schedule throughout construction.\nConduct weekly project meetings and distribute meeting minutes and action items.\nPrepare and manage Requests for Proposal (RFPs), subcontractor selection, and vendor procurement.\nServe as the primary client contact throughout the project lifecycle.\nBuild and maintain strong long-term client relationships.\nIdentify project risks and implement mitigation strategies.\nOversee execution of project safety, quality assurance, and project execution plans.\nPrepare schedules of values and monthly payment applications.\nCoordinate with Accounts Receivable to facilitate timely collections.\nCoordinate with Accounts Payable to ensure subcontractors and vendors are paid promptly.\nPrepare and manage subcontracts, purchase orders, change orders, and project billing documentation.\nMonitor project budgets, forecasting, job costing, and overall financial performance.\nReview and negotiate subcontractor and vendor invoices.\nManage Prime Contract Change Orders, including pricing, documentation, and owner approvals.\nInterpret and administer all contract requirements, addenda, supplemental instructions, and directives.\nResolve technical, scheduling, financial, and communication issues throughout the project.\nCoordinate inspections with governing agencies and third-party inspectors.\nMonitor field productivity and forecast labor requirements.\nEnsure subcontractors perform work in accordance with plans, specifications, approved submittals, and contract documents.\nPerform ongoing quality control inspections with field leadership.\nEnsure timely correction of punch list items and construction deficiencies.\nPromote professionalism, accountability, and a positive team culture.\nProject Closeout\nCoordinate completion of all punch list items.\nManage all closeout documentation, including:Owner manuals\nWarranties\nRecord drawings\nTest reports\nCertificates of Occupancy\nFinal inspections\nPrepare final job cost analysis and budget reporting.\nConduct project closeout reviews with estimating to evaluate budget performance and improve future estimating accuracy.\nCoordinate owner training, utility transfers, and removal of temporary facilities.\nSubmit final applications for payment and supporting documentation.\nEnsure all subcontractors and vendors have been paid and all required closeout documentation has been received.\nProcore & Project Systems\nCreate schedules of values and integrate project financials into Procore and ERP systems.\nManage commitments, contracts, purchase orders, and change orders.\nMaintain RFIs, submittals, shop drawings, meeting minutes, schedules, punch lists, and project documentation.\nMonitor budgets and update forecasts regularly.\nUpload schedules, drawings, addenda, supplemental instructions, and project documents.\nTrack project milestones and maintain accurate project records throughout the lifecycle.\n\nQualifications\nBachelor's degree in Construction Management, Engineering, or a related field.\n 5-8 + years of commercial construction project management experience.\nExperience managing multiple commercial construction projects simultaneously.\nStrong understanding of budgeting, forecasting, scheduling, and cost control.\nProficiency with Microsoft Office, Microsoft Project, and Procore (preferred).\nExcellent leadership, communication, negotiation, and organizational skills.\nAbility to thrive in a fast-paced environment while managing competing priorities.\nStrong client-focused mindset and commitment to delivering exceptional
