We are seeking a visionary and hands-on Chief Financial Officer to provide strategic leadership and oversight of all financial activities for Blue Zone K.K. This is a foundational executive role for a company in its early phase, requiring a proactive individual with an appetite to learn all areas of the business-from hospitality operations and real estate development to asset management. The CFO will be responsible for building and leading the back-office functions, including tax, legal, and accounting, while also serving as the primary financial conduit to our Hong Kong-based fund manager, Blue Zone Capital Management. You will play an integral role in financing and refinancing acquisitions and developments, ensuring rigorous compliance and governance, and supporting fundraising and investor reporting. The ideal candidate is a strategic thinker with a strong operational mindset, capable of building financial infrastructure from the ground up.

Key Responsibilities

Strategic Financial Leadership & Corporate Finance

• Develop and execute the financial strategy for Blue Zone K.K., aligning with the company's long-term vision and the investment theses of our managed funds.
• Lead all corporate finance activities, including budgeting, forecasting, cash flow management, and long-term financial planning for the operating company.
• Oversee the financing and refinancing of real estate acquisitions, developments, and operational assets, cultivating relationships with Japanese and international lenders.
• Provide financial insights and analytical support to the Real Estate and Operations divisions, evaluating project feasibility, investment returns, and operational performance.

Fund Management & Hong Kong Liaison

• Serve as the primary point of contact and conduit for all financial matters between Blue Zone K.K. and Blue Zone Capital Management (Hong Kong).
• Support fund administration and investor services, working closely with the Hong Kong team on:
• Fund Accounting: Assist in maintaining fund-level books and records.
• Investor Reporting: Prepare and coordinate materials for timely and accurate investor communications.
• Capital Calls & Distributions: Support the execution of capital calls and the processing of distributions.
• Valuation Services: Provide local market intelligence and property-level data to support portfolio valuations.
• Compliance & Regulatory Reporting: Ensure local operations comply with both Japanese regulations and the requirements of the fund's governing documents.

Tax, Legal, and Governance

• Oversee all tax planning and compliance for the company and its special purpose vehicles (SPVs), liaising with external tax advisors to optimize structures and ensure full compliance with Japanese tax laws.
• Manage the company's legal affairs related to finance, including reviewing contracts, loan agreements, and partnership documents in coordination with external legal counsel.
• Design, implement, and monitor robust internal control and governance systems across all three divisions (Operations, Real Estate, Asset Management) to safeguard assets and ensure financial integrity.

Reporting & Compliance

• Lead the preparation and analysis of monthly, quarterly, and annual financial statements for both the operating company and individual project SPVs.
• Ensure best-in-class compliance standards are met for all stakeholders, including lenders, investors, and regulatory bodies.
• Present financial results, forecasts, and strategic recommendations to the CEO and, as required, to the investment committee of Blue Zone Capital Management.

Cross-Functional Collaboration

• Partner closely with the Directors of Operations and Real Estate to translate operational and development plans into financial models and budgets.
• Support the Asset Management division in underwriting new acquisitions, due diligence processes, and capital expenditure project management.
• Foster a culture of financial discipline and transparency throughout the organization.

Job Requirements

Essential

• Bachelor's degree in Finance, Accounting, Business Administration, or a related field. An MBA or relevant professional certification (e.g., CPA, CFA) is highly preferred.
• Minimum of 12-15 years of progressive financial leadership experience, with significant exposure to real estate, private equity fund management, or alternative investments.
• Proven track record in corporate finance, including debt financing, refinancing, and working capital management.
• Strong knowledge of Japanese tax law, accounting standards, and regulatory requirements for real estate and operating companies.
• Experience working with or for an investment fund, with a solid understanding of fund accounting, capital calls, distributions, and investor reporting.
• Highly-advanced or business-level English proficiency (reading, writing, and speaking) , as you will be the key liaison with our Hong Kong-based fund and international stakeholders. Nativelevel Japanese is required for local legal, tax, and banking relationships.
• A proactive, hands-on mindset with a genuine appetite to learn all areas of the business, from hospitality operations to real estate development.

Preferred

• Experience in a startup or entrepreneurial environment, building finance functions from the 2 ground up.
• International work experience, particularly bridging Japan and global financial hubs (e.g., Hong Kong, Singapore).
• Experience with property-level accounting and multi-entity consolidations.
• Familiarity with hospitality performance metrics (e.g., RevPAR, GOP) and real estate development accounting.
