The ideal candidate is highly proficient in project financial management, subcontractor coordination, scheduling, and client communication.\nWe're looking for someone who can independently manage projects, protect profitability, lead project meetings, and keep teams accountable without requiring extensive training in core commercial GC project management responsibilities.\nThis opportunity is especially well-suited for a motivated, detail-oriented Project Manager who enjoys working in a collaborative environment where accountability, initiative, and strong relationships matter.\nKey Responsibilities\nProject Financial Management & Profitability\nTake full ownership of project budgets, financial performance, and profitability from project award through closeout.\nPrepare, maintain, and analyze detailed job-cost reports, cost-to-complete forecasts, and projected final costs.\nMonitor committed costs, actual expenditures, remaining project exposure, and anticipated profit margins.\nIdentify financial risks early and proactively implement corrective actions to protect project profitability.\nManage subcontractor and owner pay applications, change orders, and financial documentation.\nUtilize construction financial management software to maintain accurate, up-to-date project financials.\nProvide regular financial reporting and communicate budget performance to leadership.\nProject Planning, Scheduling & Execution\nIndependently manage commercial construction projects from preconstruction through final closeout.\nDevelop, maintain, and actively manage detailed construction schedules, including critical-path activities and trade sequencing.\nLead weekly subcontractor coordination meetings, establish action items, distribute meeting minutes, and hold trade partners accountable.\nLead Owner-Architect-Contractor (OAC) meetings, document decisions, and ensure timely follow-through on project commitments.\nProactively identify schedule risks, resolve conflicts, and implement recovery plans when necessary.\nWork closely with field superintendents to coordinate manpower, materials, subcontractors, inspections, and project milestones.\nSubcontractor Procurement & Contract Management\nCollaborate with estimating and preconstruction teams on project planning, budgets, and constructability.\nSolicit and evaluate subcontractor bids, level proposals, identify scope gaps, and negotiate subcontract agreements.\nPrepare and manage subcontractor scopes of work, exhibits, purchase orders, and contractual requirements.\nUnderstand and administer commercial construction contracts, including AIA contract documents.\nOversee RFIs, submittals, change orders, project documentation, and closeout requirements.\nClient & Stakeholder Communication\nServe as a primary point of contact for owners, architects, engineers, subcontractors, and internal project teams.\nBuild strong relationships through consistent communication, responsiveness, and accountability.\nLead project meetings with confidence, maintain accurate documentation, and ensure decisions translate into action.\nProactively address challenges while maintaining client satisfaction, project quality, and financial performance.\nRequired Qualifications\nDemonstrated experience independently managing vertical commercial construction projects for a general contractor.\nStrong experience managing commercial construction projects from preconstruction or project award through closeout.\nAdvanced proficiency in construction project financial management, including job costing, cost-to-complete forecasting, budget analysis, and profitability tracking.\nProven ability to manage project financials through a construction management/accounting platform, rather than relying primarily on standalone spreadsheets.\nExperience leading subcontractor coordination meetings and OAC meetings, including preparing and distributing meeting minutes.\nStrong working knowledge of commercial construction scheduling, subcontractor procurement, buyout, contracts, and change order management.\nExperience with AIA contracts, owner and subcontractor pay applications, RFIs, submittals, and closeout.\nAbility to manage multiple project priorities independently while maintaining financial and schedule accountability.\nStrong communication, organization, problem-solving, and relationship-building skills.\nAbility to work from the Raleigh office and visit project sites as needed.\nPreferred Qualifications\nApproximately 5-10 years of progressive commercial construction project management experience, though candidates with other levels of experience will be considered based on demonstrated qualifications.\nExperience with healthcare, medical, institutional, higher education, or similar complex commercial construction projects.\nExperience with construction management and financial platforms such as Procore, CMiC, Sage, Viewpoint, or comparable systems.\nExperience with CMAR or design-build project delivery.\nExperience managing multiple commercial projects
