The PDM is the representative of BOWA who manages the construction team that delivers quality projects on budget, on time and with a high level of customer satisfaction primarily from the time of groundbreaking through job closing. The PDM has a strong working collaborative relationship with the Sales and Design Teams and interacts with both teams during design as an expert residential construction resource capable of consulting on the viability of certain design parameters and costs. All of the responsibilities/duties listed below and within the function of the role should conform to the Team Playbook.\nGeneral Responsibilities:\nAs the Production Crew Leader, the PDM is responsible for supervision, training, and development of BOWA production employees\nRegular communication with the client to ensure high level of customer satisfaction\nProblem solving relating to complex Remodeling problems and issues that arise during construction\nManage vendor/subcontractor relationships and oversee performance and contracts\nUltimate accountability for jobsite safety, cleanliness, security, and protection from damage during construction by supervising on site Project Managers\nUltimate accountability for profitability of remodeling projects\nWorks with EVP to iteratively improve the team process\nSupervisory Responsibilities:\nDirect reports include: Project Managers, (for review purposes, Carpenters and Laborers of all skill levels also report to the PDM).\nEssential Duties and Responsibilities:\nPre-Construction Package Preparation\nAssisting the Project Leader during design phase including:Reviewing budget\nReviewing project clarifications\nCreating production schedule and providing labor estimates\nProviding design feedback to improve structural design/value engineering\nPerforming site walk through and subcontractor selection\n\nAssisting the Project Leader during pre-construction phase including:Bidding and contracts\nOrder long lead time items\nLead preconstruction meeting\nPrepare final budget for accounting\n\nManaging material purchasing/bidding, finalize sub agreements and contracts\nResidential Remodeling Construction Management\nLeading preconstruction meeting with client and team\nAttending regular Weekly Project Meetings in office with Project Leaders\nLeading weekly site meetings with the client\nAttending weekly Production Meeting in office\nWriting weekly status update, included either in the weekly site meeting agenda or sent separately if no meeting occurs\nManaging PMs, including 2-3 weekly site visits, reviewing construction issues, training PM on best practices, managing photo documentation\nWrite all change orders\nManaging to and updating the schedule\nCompleting accounting processes including: percent completes, back charges, sub/vendor payment approvals, client invoices/payment, release of liens\nStrong FinishManaging in house walk through\nCompleting final walk through with client (should be minimal punchlist)\nOverseeing punchlist completion/warranty/billable issues (including handoff to Customer Service)\n\nChief point of contact for all client/vendor issues throughout Construction and Strong Finish\nPreferred Requirements:\nAn expert at residential construction with a minimum of 10 years experience in field operations\n5+ years experience supervising construction scopes of work\nExperience in managing, training and developing people\nExcellent communication with employees, clients, vendors, and subcontractors\nWorking knowledge of all remodeling trade installation requirements and techniques\nWorking knowledge of OSHA safety regulations, Construction Quality Control, First Aid and CPR\nAbility to handle multiple tasks and adapt to changing priorities;
