The purpose of this position is to provide daily oversight of building operations and maintenance for assigned property(ies) in Boston/Cambridge. This role works as part of the Facilities and Engineering group and will work cohesively with the Asset Management team to operate properties in a first-class manner and deliver exceptional tenant experience. Breakthrough is seeking highly intelligent and self-motivated candidates.\nEssential Duties and Responsibilities:\nEnsure the safe and efficient operations of the buildings mechanical, electrical, and plumbing systems. Monitor the buildings performance using the Building Automation System (BAS).\nCoordinates, oversees and/or manages maintenance and repair work performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.\nEnsures safety protocols are in place for property.\nManages the CMMS (Preventive maintenance and work order system): Creates and Reviews work orders and Preventive Maintenance plans and ensures that work is being completed in a timely manner and the properties are being maintained appropriately.\nDevelops and maintains positive relationships with tenants, vendors and clients.\nCoordinates and manages the regulatory site permits and inspections by jurisdictional authorities to meet site regulatory requirements (Local, State, and Federal).\nPerforms regular facilities inspections and generates reports as required.\nObtains, reviews and provides recommendations for price quotes for the procurement of parts, services, and labor for projects.\nProvides recommendations for cost-saving and efficiencies for the portfolio.\nCommunicates with property stakeholders to escalate key issues as needed.\nManages vendor relationships and trains vendors on work order and billing procedures.\nReviews plans and provides recommendations for base building systems being mindful of MEP and Infrastructure impacts.\nAssists with the day-to-day management of capital projects and equipment overhauls.\nAssists with annual facilities operating budget and capital project budget.\nUses PC and/or mobile device for work order system, email, training, and other job functions.\nProvides process and procedure training to tenants, employees and vendors as needed.\nSupports leasing tours as needed for prospective tenants.\nEnsures accurate time sheet completion and property allocation for self and any staff.\nOther duties may be assigned.\nOnsite presence required.\nQualifications and Experience:\nMinimum of high school diploma or general education degree (GED) required.\nMinimum of ten (10) years of related experience and/or training.\nPrior supervisory experience required.\nDriver's license may be required.\nExcellent written and verbal communication skills.\nStrong organizational and analytical skills.\nAbility to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.\nAbility to respond effectively to sensitive issues.\nIntermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system.\nExcellent working knowledge of architectural, electrical and mechanical systems. Experience with troubleshooting and resolving MEP issues.\nWorking knowledge of leases, contracts and related documents.\nReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\nThe base compensation range for this role is $120,000-$140,000 annually.
