For more information, visit bgre.com.\nJob Description\nBGRE creates the premier offices the world’s most ambitious businesses thrive in - shaped by the spirit of hospitality, operating expertise, and tenant experience needed to compete at the front.\nWork alongside the Asset Management team to execute on various assignments within BGRE’s Downtown Toronto Office Portfolio (+9M square feet).\nAssist with the development and executive execution of various regional initiatives, including leasing, property operations, financial management, strategic objectives - financings, acquisitions and dispositions, business planning, talent management and portfolio and property valuations.\nRESPONSIBILITIES:\nActively lead and support the execution of various initiatives including:\nOffice & Retail Leasing - Maximize Leasing Revenue, Velocity and Term\nCapital Expenditures - Allocation & Project Execution\nStrategic Initiatives - Acquisitions, Dispositions, Financings and Portfolio Strategies\nEmployee Development - Asset & Property Management Teams\nSustainability - Environmental, Social and Governance\nInvestment Return Performance - NOI & Cash Flow Enhancement\nProcess Improvement - Leasing, Legal, Accounting, Construction and Property Management coordination\nFiduciary Responsibility - Cash Flow, Liquidity Analysis and Financial Statement Review\nOrganizational Effectiveness - Innovation, Productivity and Efficiency\nOversee the preparation of IFRS Property Valuations (Argus DCF) on a quarterly basis and ensure presentation material is delivered accurately and on timely basis\nManage Internal Financial Analysts and External Appraisers in the preparation of DCF values\nLead and support the completion of all tasks related to the annual Business Plan process, including development of Master & Specific Leasing Assumptions, Rental Inflation Curves, Property Operating and Capital Expense Forecasts, Expense Recovery & Shortfall Analysis, Investment Value Generation, Debt Modelling and Accretive Asset Strategies\nEnsuring timely distribution of all Business Plan and Portfolio Board deliverables\nDevelop working relationships with joint venture partners and co-owners and assist with the completion and coordination of the various external reporting requirements, presentations, and business plans\nActive involvement in the Toronto Commercial Real Estate Industry promoting both professional development and the best interests of BGRE\nQUALIFICATIONS\nSERVICE / PERSONAL SKILLS:\nThrive in a fast-paced environment and be able to balance a varied workload and tight deadlines.\nSuperior attention to detail, accuracy and ability to follow-up as required to meet deadlines.\nResults driven, detail orientated, balanced with strong communication and interpersonal skills to influence and drive change.\nRelationship management skills with respect to key stakeholders including co-owners, tenants, lenders, appraisers, consultants and the senior management/executive team.\nStrong leadership skills with a focus on solution-oriented approach to addressing issues with direct oversight of property management team.\nMust be a team player with exceptional work ethic and adaptability.\nEXPERIENCE & TECHNICAL SKILLS:\n8+ years of extensive and relevant exposure to commercial office real estate.\nWell-rounded understanding of commercial mixed-use office fundamentals, including office and retail leasing, DCF valuation modelling, property management, building operations, business plan development, tenant and landlord construction, capital expenditure management and value-add asset strategies.\nDetail oriented.\nProven history of excelling within team dynamics.\nHigh numerical and arithmetic aptitude with a sound understanding of NPV, IRR, DCF and TVM principles.\nStrong analytical ability; able to provide meaningful conclusions and effective leadership to internal Analyst team.\nSound communication and organizational skills; able to efficiently prioritize multiple tasks.\nSelf-motivated and proactive, both with respect to managing workload and professional development.\nConfidently able to deliver results and present to Senior Leadership under tight deadlines.\nProficient in Argus Enterprise, Yardi and Microsoft applications with Advanced Excel.
