Reporting to a Vice President of Office Leasing, this role is responsible for executing leasing strategies across an assigned portfolio of premier office assets. The Director will lead leasing transactions from prospecting through execution, cultivate relationships with brokers and tenants, and collaborate closely with Asset Management, Marketing, Property Management, Construction, Legal, and Finance to maximize asset value and occupancy.\nRole & Responsibilities:\nLeasing Execution\nExecute leasing strategies for an assigned portfolio of office assets to maximize occupancy, revenue, and long-term asset value\n\nLead new lease, renewal, expansion, contraction, relocation, and early renewal transactions from initial prospecting through lease execution\n\nConduct property tours, prepare proposals, negotiate business terms, and coordinate lease documentation.\n\nMaintain an active leasing pipeline and proactively identify new business opportunities\n\nMonitor market trends, competitive properties, and tenant activity to identify opportunities and inform leasing recommendations\n\nAssist in developing annual leasing plans, forecasts, and business objectives for assigned assets\n\nTransaction Management\nLead negotiations with prospective tenants and brokerage firms while balancing tenant objectives with ownership goals\n\nCoordinate with Legal, Construction, Finance, and Property Management to facilitate timely execution of lease transactions\n\nPrepare financial analyses, lease comparisons, transaction summaries, and internal approval materials\n\nEnsure leasing transactions are accurately documented and comply with Brookfield's approval processes\n\nBroker & Tenant Relationships\nDevelop and maintain strong relationships with brokers, tenants, tenant representatives, and other market participants throughout New York City\n\nIdentify prospective tenants and cultivate new leasing opportunities through active business development\n\nParticipate in industry organizations, networking events, and market activities that enhance Brookfield's visibility\n\nDeliver a best-in-class leasing experience for prospective and existing tenants\n\nCross-Functional Collaboration\nPartner with Asset Management, Property Management, Marketing, Development, Design & Construction, Finance, and Legal to support leasing initiatives\n\nContribute market intelligence to repositioning projects, capital improvement initiatives, speculative suite programs, and marketing campaigns\n\nSupport acquisition and redevelopment initiatives by providing leasing and market expertise\n\nYour Qualifications:\nBachelor's degree required\n\n4+ years of commercial office leasing experience with experience representing institutional office owners in New York City\n\nDemonstrated success negotiating office lease transactions with corporate tenants and brokerage firms\n\nNetwork of established relationships within the New York commercial real estate community, including brokers, tenants, and industry professionals\n\nStrong understanding of the Manhattan office leasing market and competitive landscape\n\nExceptional communication, presentation, and relationship management skills\n\nExcellent financial, analytical, and strategic planning capabilities\n\nAbility to influence cross-functional teams and lead through collaboration\n\nStrong business judgment with the ability to balance short-term leasing objectives and long-term asset value creation\n\nYour Career @ BGRE:\nAt BGRE, your career progression is important to us.
