Position Summary

The Handyman / Building Maintenance Technician is responsible for maintaining the appearance, safety, functionality, and overall condition of the property. This role supports daily building operations, residential maintenance, preventive maintenance, apartment turnover, and resident service by responding to work orders, completing repairs, preparing vacant apartments for occupancy, and maintaining common areas and building systems.

The ideal candidate has hands-on experience in residential building maintenance, apartment maintenance, facilities maintenance, or property maintenance and is comfortable performing a variety of general repairs, including basic plumbing, electrical, carpentry, appliance troubleshooting, locks, safety equipment, and general building repairs.

This position requires someone who is dependable, mechanically inclined, customer-service oriented, and able to work independently while prioritizing maintenance requests and building needs.

Requirements

  • Essential Duties & Responsibilities

    Building & Property Maintenance

    • Perform daily inspections of common areas, building spaces, and property grounds to identify maintenance needs, safety concerns, cleanliness issues, litter, or equipment problems.

    • Respond promptly to emergency maintenance requests and complete same-day service when required.

    • Complete resident maintenance requests and work orders in a timely, professional, and courteous manner.

    • Perform general repairs and preventative maintenance throughout residential units and common areas.

    • Maintain the cleanliness, appearance, and safety of exterior areas, including sidewalks, parking areas, entrances, hallways, and surrounding property grounds.

    • Inspect and maintain building systems, equipment, trash disposal areas, and other property infrastructure.

    • Identify maintenance issues and report larger or specialized repairs to the appropriate supervisor or maintenance department.

    Apartment & Resident Maintenance

    • Complete general apartment repairs and make-ready / apartment turnover work to prepare vacant units for new residents.

    • Replace air filters and perform routine apartment maintenance.

    • Install, repair, and troubleshoot locks, doors, hardware, and related building components.

    • Test and troubleshoot smoke detectors and other basic safety equipment.

    • Perform basic plumbing repairs, including minor leaks, fixtures, drains, and related issues.

    • Perform basic electrical repairs, including switches, outlets, lighting, and other minor electrical maintenance within the scope of company procedures.

    • Perform basic carpentry, drywall, painting, patching, caulking, and other general handyman repairs.

    • Test and troubleshoot residential appliances, including refrigerators, microwaves, stoves, ovens, and other household equipment.

    • Provide residents with basic guidance and recommendations regarding apartment maintenance and the proper use of building equipment.

    • Maintain a professional and service-oriented relationship with residents while working inside occupied apartments.

    Operations & Safety

    • Complete maintenance assignments from Property Managers, Resident Managers, and the Maintenance Department.

    • Prioritize work orders based on urgency, resident needs, safety concerns, and operational requirements.

    • Follow all company safety policies, building procedures, maintenance standards, and resident service expectations.

    • Maintain company-issued tools, equipment, supplies, and work areas in a clean, organized, and safe condition.

    • Properly use and maintain common hand tools and power tools.

    • Communicate maintenance issues, safety concerns, and repair needs to management in a timely manner.

    • Wear the company-issued uniform while performing job duties.

    • Perform other maintenance-related duties as assigned.

    Qualifications & Skills

    • High school diploma or GED preferred.

    • 2+ years of experience in residential building maintenance, apartment maintenance, facilities maintenance, property maintenance, or a related field preferred.

    • Strong hands-on knowledge of general building maintenance and repairs.

    • Working knowledge of basic plumbing, electrical, carpentry, drywall, painting, and appliance repair/troubleshooting.

    • Experience responding to maintenance work orders and resident service requests.

    • Experience with apartment turnover, make-ready, punch-list, and move-in preparation is a plus.

    • Familiarity with residential building systems, apartment layouts, and property infrastructure.

    • Knowledge of building safety procedures and security requirements.

    • Ability to safely operate common hand tools and power tools.

    • Strong troubleshooting and problem-solving skills.

    • Ability to prioritize multiple maintenance requests and respond appropriately to emergency situations.

    • Strong communication and customer service skills when interacting with residents, Property Managers, and maintenance teams.

    • Ability to work independently while also functioning effectively as part of a maintenance team.

    • Reliable, punctual, professional, and customer-service focused.

    • Ability to stand, walk, bend, squat, climb, reach, and lift 40+ pounds throughout the workday.

    • Must be willing and able to work in occupied and vacant residential apartments.

    • Must wear the company-issued uniform while performing job duties.
