Building systems to include and not be limited to: HVAC, electrical, plumbing, elevator, energy management, and fire alarm, structural and key control.\nServe as the Regional Energy Manager responsible for cost efficient building operations.\nOversee engineering operating budgets and oversee purchasing by Chief Engineers.\nProcure and evaluate bid proposals for service contracts e.g. life safety, electrical and mechanical services.\nAssist Regional Property Managers to scope and bid PM related services.\nManage Angus Anywhere preventative maintenance, loss control and service call programs. Manage work productivity thru service call and preventive maintenance program reporting.\nEnsure contracted maintenance, repair and/or construction activities conform to established building policies and standards.\nConduct periodic building inspection and audits to confirm compliance with operations and maintenance programs including: service call programs, preventative maintenance, loss prevention activities, safety training, hazardous materials, OSHA compliance, water treatment and record keeping.\nReview tenant and base building renovation plans and specifications, providing comments relating to design problems or conflicts to existing building systems or structures.\nAssist in developing standard operating procedures for the engineering teams.\nRespond to building emergencies and provide backup support to Chief Engineers.\nRepresent Property Management at tenant construction meetings as necessary.\nCoordinate and monitor regional discount purchasing programs.\nSupervisory\nProvide direction in managing the engineering staff through hiring, performance management and annual performance review and compensation process for assigned engineering staff, if applicable.\nRegion/Building Specific Functions:\nPerform other duties as assigned.\nRequirements and Qualifications:\nHigh School Diploma or equivalent educational certification required.\nAccredited technical school, military or college certification in HVAC or Operating Engineering Technologies preferred.\nA minimum of 8-10 years of progressively responsible experience in the engineering, construction, and operations of class A commercial office buildings.\nKnowledgeable in applicable codes and standards at local, state and federal levels for commercial office building operations; develop working relationships with both internal and external resources to assist with code review and interpretation.\nCertified Energy Manager (CEM) preferred.\nRPA Real Property Administrator (RPA) preferred.\nOperating and/or Steam Engineering license preferred.\nLicensed mechanical engineer certification preferred. \nKnowledgeable in OSHA and National/Local Building Codes. \nExcellent mechanical aptitude and a demonstrated proficiency in the operation, and maintenance of electrical and mechanical systems.\nExcellent troubleshooting and diagnostic skills.\nExcellent technical and proven problem-solving skills.\nProven customer service skills.\nExcellent leadership skills.\nAbility to work independently as well as an effective team member or leader.\nExcellent communications and organizational skills. \nAbility to coordinate work efficiently, set priorities and motivate others.\nAbility to demonstrate multi-task management skills.\nProficiency with Microsoft Office Applications.\nValid Driver’s License required.\nPhysical Requirements:\nInvolves work of a general office nature usually performed sitting such as operation of a computer.\nInvolves work of a general office nature usually performed standing such as operation of a fax and printer. \nInvolves movement between departments to facilitate work.\nVision ability must allow the reading of printed materials, prints and drawings.\nMay be required to stoop, crouch, kneel, crawl, balance, climb stairs, and work at heights and in environment with temperature ranges both while working outside and inside. \nMay be required to lift and move objects up to 50 pounds.\nTravel between buildings is required. \nInternal and External Contacts:\nRegularly interfaces with tenants, various BXP staff, vendors, construction professionals and consultants.\nReporting Structure:\nReports to the VP, Engineering who provides supervision, guidance and evaluates work performance on a periodic basis.\nSalary Range:\n$154,000 - $211,160.
