This position will have a heavy focus on maintaining the community’s operations, accounting, and financial sectors, including but not limited to leasing and marketing. These assignments will vary by location, asset types, and teams across our nationwide portfolios. The Operations Specialist will effectively direct and coordinate the community’s overall operational activities.\nRESPONSIBILITIES(Including but not limited to): \nMust be willing to travel up to 95% of the time weekly and at times over the weekend\nLive close to an international airport to support the required travel schedule\nSuccessfully lead on-site maintenance technicians, office staff, and leasing team members using previous industry experience, communication skills, and customer service.\nDirect the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, leasing, and ongoing facility upkeep.\nDevelop working income for operating the property by managing cash flow requirements and leasing strategy.\nAnalyze and produce monthly financial statements, including operating variances from budget, cash management, and strategies for collecting receivables.\nMaintain complete and accurate community files and records, including finalized audits to ensure lease data has been input correctly into management software.\nAbility to analyze a monthly financial statement and prepare detailed budgets and operating forecasts.\nCoordinate collection and documentation of all revenues following lease obligations of residents.\nEngage, contract, supervise and approve invoices for all goods/services required to maintain the community.\nManage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding rent charges, lease issues, and other resident concerns.\nDemonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, and clients. Produce professional business writings, assessments, memos, and projects based on assignment findings\nStrive for improvements in community performance to meet or exceed annual financial and operational goals.\nContribute to department platform developments and company-wide rollouts and provide feedback from the onsite teams to these changes\nRecruit, onboard, and train onsite team members to better understand their role & responsibilities.\nAnalyze and communicate with operation teams and managers about the assigned community’s features, productivity, and needed support areas.\nParticipates in Cardinal U training as required and monitors onsite team progress.\nPREFERRED QUALIFICATIONS:\nFour (4) years of experience in property management in multiple housing markets\nDemonstrated Leadership Skills, Excellent time management and organization skills.\nMust have a strong background in operations, financials, budgets, residential law, leasing, marketing, and facilities principles.\nAdvanced knowledge of property management software, including but not limited to Entrata, Yardi, RealPage, Microsoft Office, and Google Workspace.\nAbility to understand and carry out the industry-specific written and oral direction with a positive, innovative approach to problem-solving.\nPresents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion to reach the goals/objectives of the organization.\nIndependently perform as a project leader and team member.\nAbility to work in an efficient manner with a high level of accuracy, attention to detail, and follow-through.\nNeat, professional appearance.\nStrong client relations skills and previous supervisory experience are required.\nEmbody the Cardinal Culture and Cardinal’s Core Values every day.\nWORK ENVIRONMENT\nThe work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job.
