This person will be responsible for providing timely and accurate reporting of the financial operations, including financial reporting, budgeting, forecasting and cash management.\nResponsibilities:\nReports accurately and timely, the financial records of the assigned portfolio, including budgets and forecasts\nWorks closely with the property managers to ensure consistency and promotes effectiveness in operations reporting\nEnsures implementation of company-wide property management accounting and reporting initiatives\nPrepares monthly reporting packages for institutional owners and asset managers with input from property management\nMaintains a calendar of all required by debt covenant reporting deadlines for assigned properties and prepares accurate and timely reporting as required by covenants\nPrepares and reviews monthly accruals and straight-line rent journal entries\nReconciles balance sheet account monthly\nRecords tax basis entries as needed for year-end and prepares tax and applicable audit work papers\nEnsures delinquency reports are correct and contacts property management about serious delinquencies\nUnderstands lease terminology and works closely with Lease Administrators\nMonitors cash and ensures that critical payments are made timely and prepares funding reports as needed\nParticipates in budget preparation by providing information and analysis to property managers\nReviews budgets for accuracy and uploading into accounting software\nPrepares monthly bank reconciliations for assigned properties\nTracks tenant upfit allowances using Excel and job costing software\nMaintains fixed asset listings and depreciation\nAnalyzes data from several sources and provides accurate and complete answers for owners\nPrepares personal property tax listings and monitors sales/use tax for owners\n40-45 hours per week based on reporting cycles\nHandles other duties as assigned by Assistant Controller\nDesired Competency, Experience and Skills:\nFour year degree in Accounting required\n3 years of real estate and/or public accounting experience preferred\nGAAP experience required\nExhibits strong interpersonal skills and critical thinking skills\nHigh degree of professionalism in addition to excellent communication, analytical, and problem solving skills\nTeam oriented, with the ability to build effective relationships in a cohesive business environment\nFirst 90 days in the office for training; then hybrid schedule based on performance, up to 2 days per week WFH\nHigh proficiency in Excel is desired\nMRI and/or Yardi preferred\nFAS asset software\nCPA license required\nCentennial is a retail real estate owner and operator with a national portfolio of shopping, dining, entertainment and mixed-use destinations as well as a full-service property management platform serving third-party owners.
