This role sits at the center of transaction readiness: reviewing ownership, confirming signatory authority, verifying parcel IDs, identifying risks, and coordinating issue resolution. The Diligence Coordinator will work closely with the Senior Diligence Coordinator and partner with our sales, legal, forestry, and operations teams to resolve risks and close gaps.\nThe ideal candidate will possess experience in real estate transactions, title review, or land-based transaction execution, along with a detail-oriented, proactive approach to managing complex documentation. This person will be comfortable managing multiple transactions at once in a fast-paced sales environment while keeping every file accurate.\nThis role ensures that every project we bring on is built on a clean, defensible, and well-documented land foundation. The Diligence Coordinator's work directly protects transaction integrity, reduces downstream risk, and enables scalable growth of our forest carbon portfolio, with the opportunity to work at the intersection of land, climate, and finance.\nResponsibilities\nConduct Land and Title Due DiligenceObtain and review title reports, deeds, easements, mortgages, liens, and other encumbrances for each IFM opportunity\nAnalyze ownership structures, including third-party mineral or timber interests, parcel configurations, and land-use restrictions\nUse GIS systems and county mapping resources to verify parcels and legal descriptions\nConfirm ownership, including signatory authority, and verify parcel IDs\nSummarize key findings in clear, structured internal diligence reports using Excel and SharePoint, and communicate with the team through Microsoft Teams\nIdentify Risks and Drive Issue ResolutionFlag title defects, encumbrances, or structural issues related to eligibility, ownership clarity, or contracting feasibility\nPartner with sales, legal, forestry, and operations teams to resolve risks and close gaps\nMaintain complete, organized, and audit-ready diligence files for each opportunity\nSupport Contracting and HandoffSupport final diligence confirmation for each transaction\nPartner with originations and legal to ensure all diligence conditions are met\nImprove Process and StandardizationIdentify recurring risks and recommend process improvements\nHelp improve the speed, consistency, and quality of diligence across all transactions\nDeliver Transaction-Ready OutcomesAll transactions reach contract with confirmed ownership, including signatory authority, and verified parcel IDs\nTitle is reviewed and risks are resolved for every transaction\nDiligence materials are complete, accurate, and audit-ready\nInternal teams have high confidence in transaction readiness at signing\nDiligence timelines are efficient across the pipeline\n\nAbout You\nRequired Skills and Qualifications\n6+ years of experience in real estate, title, or land acquisition/transaction workSubstantial experience researching ownership and chain of title and reviewing title reports, deeds, easements, and encumbrances\nUnderstanding of legal descriptions\nStrong attention to detail and the ability to manage complex documentation\nAbility to manage multiple transactions simultaneously and work effectively in fast-paced sales transactions\nProficiency in Microsoft Office (Word, Excel)\nStrong communication skills, including both oral and written\nAbility to maintain a high level of professionalism and discretion in dealing with highly sensitive project deliverables\nAbility to work effectively with remote team members throughout the U.S.\nPreferred Skills and Qualifications\nBachelor's degree or equivalent\nExperience with title companies, real estate closings, or land transactions\nExposure to conservation, renewable energy, or infrastructure projects\nFamiliarity with easements, deed restrictions, or conservation agreements\nUnderstanding of GIS systems\nPrevious experience working in a remote environment\nPhysical
