Acting as the owner’s representative, the Project Manager will oversee all phases of the project lifecycle including due diligence, budgeting, design development, procurement, construction execution, project closeout, and turnover while managing stakeholders and ensuring projects are delivered on schedule, within budget and in accordance with Choice Properties' quality standards. This role will be based in our Toronto office.\nResponsibilities\nDevelop and maintain project budgets and schedules which will inform Leasing negotiations and Capital Committee approvals\nSupport Leasing with technical review and negotiation of tenant lease terms\nManage the procurement process including RFPs, bid evaluations, contract negotiations and award to engage the most efficient and cost-effective vendors\nLead project teams throughout the project lifecycle including architects, engineers, general contractors, municipalities, service providers, suppliers, and 3rd party vendors by fostering collaboration and maintaining clear communication\nCommunicate Capital Committee-approved project objectives, performance metrics, and reporting requirements to vendors and project teams\nReview construction plans, specifications, and deliverables to ensure alignment with project objectives\nObtain required permits and approvals from authorities and manage regulatory compliance requirements\nManage contingency utilization and cost forecasting using centralized software to ensure project budgets remain within approved financial targets\nMonitor consultant and contractor performance to ensure contractual obligations, quality standards, and project milestones are achieved. Manage risk by escalating anticipated delivery issues to senior leadership early and implementing corrective actions or mitigation strategies where appropriate\nSupport 3rd Party CM/GC in managing construction operations and site logistics\nChair startup meetings with tenants, vendors and internal stakeholders. Oversee tenant coordination\nConduct regular site visits and monitor construction execution, identifying and resolving issues proactively to ensure production deadlines are achieved\nManage contract changes and disputes within established budget contingencies\nMaintain a National Project Tracker for departmental reporting with regular project status updates to senior leadership\nRecommend process improvements and best practices to promote excellence\nAdminister project contracts, purchase orders, invoices, change orders and associated project documentation using centralized software\nPromote a strong culture of trust, collaboration, safety, and accountability while ensuring compliance with internal policies and all applicable HS&E regulations\nQualifications\nMinimum 7 years of progressive construction project management experience including at least 5 years managing ICI ground-up construction projects\nExperience working for a commercial developer, owner, REIT, or construction manager is considered an asset\nUniversity degree and/or college diploma in Construction Management, Engineering, Architecture, or a related discipline\nProject Management Professional (PMP), Gold Seal Certification (GSC), Professional Engineering (P.Eng.) or equivalent designations considered an asset\nDemonstrated ability to effectively manage timelines and budgets to ensure successful delivery of project objectives\nProven track record of building strong working relationships with internal business partners such as Development, Leasing, Asset Management, Property Management, Finance & Legal teams\nPrevious experience in developing detailed project plans using project management tools and methodologies\nAdvanced understanding of risk management and procedures\nStrong planning and execution skills\nSuperior analytic, problem solving, critical thinkings and negotiating skills\nExtensive knowledge of construction materials, methods and equipment\nExcellent verbal and written communication skills with a demonstrated ability to effectively communicate ideas and actions to those at all levels of the organization\nAbility to thrive in a fast paced, challenging and constantly changing work environment, and manage multiple projects concurrently with competing priorities\nAdvanced proficiency with Microsoft Office Suite, Microsoft Project, and project collaboration platforms.
