RESPONSIBILITIES:\nManage the full purchase order process, from requisition and approval through receipt, invoicing, and closeout.\nCreate, review, and issue POs and change orders, coding each to the correct project, cost code, and GL account.\nConfirm that every purchase has the required approvals and supporting documents under company approval limits and spending policies.\nTrack open POs and remaining balances; close out completed or inactive POs and release unused amounts.\nMaintain PO logs and documentation and recommend improvements to the purchasing workflow.\nTrack committed and actual costs against approved project budgets.\nPrepare budget-vs-actual and open-commitment reports for project managers and leadership.\nFlag purchases that would exceed budget lines and route them for review before release.\nReport on spending by vendor, project, and cost code.\nQUALIFICATIONS:\nRequired\nBachelor's degree in accounting, finance, or a related field, or equivalent experience.\n3+ years of accounting experience, including at least 2 years in purchasing, accounts payable, or project accounting.\nHands-on experience managing a purchase order process and performing three-way matching.\nSolid understanding of accruals, reconciliations, and month-end close.\nAbility to read project budgets and compare committed and actual costs against them.\nStrong Excel skills (pivot tables, lookups, and reconciliation workbooks).\nExperience with NetSuite or a similar system.\nPreferred\nExperience in real estate development or construction, including change orders, retainage, and lien waivers.\nExperience with ServiceNow.\nSKILLS:\nAttention to detail: catches coding errors, duplicate invoices, and pricing discrepancies before payment.\nControls mindset: follows approval limits and keeps ordering, receiving, and payment properly separated.\nCommunication: works well with project managers and vendors, and follows up firmly and professionally.\n Organization: manages a high volume of POs and invoices across multiple projects and deadlines.\nWORK ENVIRONMENT:\nHybrid, full-time position.\nExtra hours may be needed around month-end close and
